雷”的才子就就写了一篇文章分析它倒闭的原因：2015年牛市的时候大家都特别喜欢去
这家店，但是到了2015年下半年股灾的时候，经常有些人就说咖啡我就不点了。经常是
三四个人一桌，买方点一杯咖啡，其他卖方就喝白水，然后里面一坐就是三个小时。
你想四个人只点一杯咖啡，坐三个小时，这家咖啡店不倒闭才怪。
为什么Costa倒闭了，但是星巴克（需求面积:150-350平方米）能成为全世界最牛

问题是我听说IRS对超过1万块的交易都会备案，然后还要求报8300 form，
也不知道是不是能应用到我这个情况啊。到底会不会被irs查呢？

业选择出国，27岁的他们现在在美国干着什么。。。 此mm27岁已经在上海投行工作2-3
年，年薪估计45万（base 35万），小孩马上出世。。。
（2）对career不是很aggressive的人来说，如果80万+无房贷2居，仍然不能在上海舒
舒服服生活，那么他们要想在美国舒舒服服生活需要多少年薪？（注：根据两人的专业

（3）哪些人喜欢折腾？a.个别牛人；b.骨子里很能折腾的人，不折腾就不舒服；c.年
轻人；d.自以为有本钱折腾，到目前还没吃过苦头的人；。。。
（4）想起前不久在HGTV看的一个house hunter international，一对年轻couple从NJ
搬到Costa Rica，买了个房子开了一家家庭旅馆，两人十分开心；后来到网上一查，大

又是新的一年，新的开始！很多人的新年愿望就是买房。但在湾区来说，买房实在不是
一件容易的事情。首先，湾区的房产价格在过去几年间大幅上扬，让房子的可负担性明
显降低。其次，由于僧多粥少，抢房极其厉害，很多买家下了十几次的单子，就是买不
到。市场上出现了极端供不应求的情况。
一、2017年市场回顾
2017年是市场竞争十分激烈的一年，年度销售房子的数量连续处于下跌的情况，而买家
人数则不断上升。因此出现了诸如几十人抢一房的疯狂情况，并爆出了 Sunnyvale 的
一套独立屋房子加价 80 多万的历史记录，以及 Mountain View 一套联排加价 50 多
万的离奇抢房事件。
下面是湾区五县2017年的房子销售数据。表中的溢出率是指售价与要价的比例，在市天
数是指从上市到下市的时间。
从表中可以看出，除了旧金山和康曲卡斯特县，其余三县的房子中值均比2016年增长了
10%以上，延续了多年房地产市场的快速增长态势。

进球为大，第二位当然是 INZAGHI同学，他保持了热身赛和欧洲杯预选赛上的良
好状态，为米兰首开记录，并且在终场前又进一球，让米兰暂列积分榜首。
下面是JDT,COSTA,SIMIC,PIRLO,NESTA,MALDINI,KALADZE,DIDA,SEEDORF,GATTUSO
（ ft,我都列上来了），排名当然不分先后。
就象shorthair mm为大家解说的那样，JDT表现了良好的助攻能力，多次和SEEDORF
打小配合。第一个精彩的进球是就是他和 RUI COSTA做了个很漂亮的配合助攻传
给INZAGHI的。
RUI COSTA在中间穿针引线，作用很大。他有一个下底传中给INZAGHI，后者头球
虽然没进，但是配合意识相当好。
SIMIC 防守任务完成的很好，而且还利用角球顶进一个球（说实话，我听说他进
球的时候又以为是个乌龙球，向SIMIC同学道歉）。
PIRLO ，阿贝的接班人，小安子地位不保！！！他不光在后场抢断组织的好，SIMIC
