house. Plumbing work is not expensive to fix at all, and problems are
inevitable due to age. Make sure you have decent insurance, and spend some
time and money to fix existing issues.
I had bathtub plumbing leaks, kitchen plumbing leaks and etc. They ruined my
drywalls, but these were very cheap to fix. Insurance reimbursements
covered everything, and $0 came out of my own pocket.

Plumbing:
ABS is present and is connected to PVC. This configuration is known to cause
leaks. There was at least one leak and a strong sewer smell in the basement
. Recommend qualified plumber to inspect the visible plumbing distribution,
waste, floor drains, and pump connections. Recommend repairs to these
systems as needed per plumber. These repairs are needed to prevent leaks and
sewer gasses from entering the home.

大家好，
小弟买了个湾区60年代的小黑屋，
以前来版上问过要不要把全屋plumbing 换掉，当时误读inspect report以为屋子已经
换过为copper pipe，影响了问题的判断，另外觉得全换要断水几天很麻烦，就没有换
了。
最近找人remodel bathroom , 拆开一看才知道主要的水管都是铁管。
现在真实情况是，进屋的水管是铁的，主要水管都是铁的，只有后期加的bathroom/
kitchen用的是pvc或者铜。
之所以想全屋换掉plumbing，倒不是因为漏水，
而是我现在主要遇到几个比较头痛的问题：
1、水有异味。
有用普通的滤水器，滤芯死得特别快，拆开一看，满满的铁锈（或者是泥巴?）
2、水压不够。
表现为，如果有人正在洗澡，这时不管开水龙头还是冲马桶，洗澡那边的水会变得

发帖数: 1246 | 4 本来以为plumbing permit会和building permit一样麻烦，所以开始的时候特意深呼吸
了几次，结果打了几个电话以后发现还容易，早晨直接交钱拿permit over the
counter，没有半句废话，图纸也不用交，将来完全和inspector现场协商搞定，哈哈，
省了老夫很多精力。
至于我这个项目是否没有plumbing permit也ok，我也不清楚，但因为我自己做
plumbing，还是需要有人给把把关不是，拿这个permit顺带就有inspector给把关了，
一举两得，才200块，便宜。
不过还是得出几张图给自己用。 |

需要每两年就清理一次。这个问题很严重吗？树其实不算大，长在街边，不靠房子，但
正好影响plumbing line。
如果这个问题很严重我们就放弃了，想上来问问大家，毕竟房子周围有树挺普遍的，如
果不严重的话每次清理要花多少钱呢。

住在va, 半年前买了有polybutylene plumbing的房子，房子有20年了。
买的时候没被告知有polybutylene，当时也不知道polybutylene有leaking的危险。
结果，昨天晚上有地方就漏水了。
所以打算把整个lumbing管子都换了，这种情况能找seller要补偿吗？
卖家给我们买了home security，但估计不大可能cover换管子。。。
谁有这样的经历？ |

自己AUTOCAD画的，找architect盖的章签的字。
但是plumbing不需要。这个只是非正式的plumbing 给房东看看备案的，不是给WSSC的
。WSSC早就给我们permit了。 |

community has it. It's been popular sometime back to 90's.
I checked once with someone, they say it will cost a lot. maybe a few
thousands (maybe he did not want to do it and try to scare me away).

clogged?
before going to the clean out, check if other plumbing such as
the bath room has the same problem. the clean out is going to
the sewage system from the house, so if it's clogged there then
the whole house would have the same problem. |

有3 个沙洞. 修了3次了(锯去漏洞处, 再加插一段橡胶管, 并卡紧).
大家有碰到这种情况吗? 是不是要全部再换新的铜水管?
前天有个contractor 来报价. 胡吹了一通, 最后建议我们把从CITY进来的所有水管都
换新(埋在前院地下的部分都要挖开换新的), 还要换掉water heater改成新式的
tankless热水器. 两到三天的工程, 要价 13K.
大家有什么建议?
PS, 这人居然还瞎编故事要骗同情, 说一个月前他的未婚妻在他们婚礼的两周前心脏
病发作突然去世， 还说他们原本打算去中国度蜜月的。故事说完还作出悲伤的表情，
实在太假了。 |

，但是损害不大，因为漏洞很小
从屋顶弄目前不具可操作性，因此只考虑从attic解决的方案。我的第一方案是用号称
waterproof的foam sealant堵上，结果喷了不到几个小时就下雨了，上楼检查，发现喷
的foam soaking wet,只是减缓了漏水的速度，并未真正防漏
用的是这种，网上评论比较烂，但是lowes只有这种，因此心存侥幸了

发帖数: 143 | 35 最近看中一套房子并且递了offer，请inspector检查下来后发现房子plumbing有问题。
房子是两层的townhome，1968年的老房子。一楼客厅天花板有修理过水管的痕迹，估计
曾经出过毛病。inspector说老房子用的水管材料比较差，年久容易被腐蚀生锈，造成
漏水或者管道变细。查下来也确实发现厨房水龙头出水很小。二楼的厕所冷水还竟然不
出来。检查了disclosure，发现房子今年3月有出过sewer堵塞并报修疏通的记录。其余
关于那个天花板的痕迹却没有提及。
房子虽然老，但是其他方面都还不错，本人很希望拿下来。但是旧水管在将来会有很大
隐患，很容易随时损坏，造成昂贵的修理费用。并且水压小在生活使用上会造成舒适感
降低。
请问各位过来人，像这样的情况该怎么处理？能否让房主多降点价或者让他多买几年的
房屋内部的保险？

. I bought some WD-40 to get rid of rust, and cut all the 3 screws in the
end by heavy duty saw because the screw driver doesn't work at all....That's

感觉由租客造成的下水道堵塞应该租客负责，但是正常的维护比如马桶扳手松了，水龙
头漏水等等应该房主负责。

大家好，
小弟的房子是60年代的湾区小黑屋，用的是copper pipe，而且前屋主一直没有换过。
前段时间请了个plumber来修点小问题的时候，plumber说我家的管子好老了，建议把全
屋的都换了。
虽然现在没有漏水之类的问题，但是我是被吓到了，网上查了下说一般copper pipe就
50年左右的寿命，搞到我担心某天突然爆水管之类，,,那么现在问题来了:
1、这么大的工程，是不是需要把地板都给拔了才能换？(crawlspace)
2、yelp上面找一般的plumber能干这活吗，还是需要找contractor?
3、我杞人忧天了吗，还是说光看年限，确实应该需要换了?
4、1100sqft的房子，1万刀能全部搞掂吗？
