在zillow上subscribe了local mortgage rate,发现这两天又降了。绝对数字
肯定有出入。在我那个两个no前提下,估计你拿不到4.0%,但是我想大的趋势是相同的
。我几天前刚锁的4.25%(当时图在4.1%左右)。如果继续往下,必然就是4.125%了(不
知道为什么总以0.125%为incremental)。
可惜自己的mortgage broker说没有float down option,锁了就不能改,否则要给
lender交penalty。 |

可惜俺那边已经intial approval,这几天应该就能clear to close,不想折腾了。
我想请教一点:通过mortgage brker锁定一个利率后,多大程度上可以float down?如
果我的broker说的是真的,那个lender penalty能有多少呢?

need to have enough drop in order to float down. just 0.125% drop normally
doesn't qualify a float down.

posts as well.
To remind new home buyers who think refinance might be another way. Not so
fast. Here is what I am told about my 30yr-fix mortgage: "there is a no pre-
payment penalty loan. But after closing of your loan, you must wait at least
200 days to pay off or close another refinance in order to avoid the early
payoff recapture penalty."
Again, I believe different lender has different policy. Instead of 200 days,
you may only have to wait 90 days. But just remember you might have to wait
a while before allowed to do refinance.

的说的。 虽然联储主席说要到2015年中,但是其实rate应该年底就要涨了。因为美联
储要抛售手上的treasury bond。年底估计就要抛掉大半
