renovation. rather than flip it, i had them all rented out. I know there are
money to be made if you can spot the right property, have steady source of
funding and have good/cheap contractor working for you. I bought my
properties last winter when the financial panic was at it's peak. i got
average 40-50% discount off the listing price by offering cash. now the
yearly rent return (cash on cash) is about 30%. and I wrote a lit

not plan that way. Next time, it is very important to replace the kitchen

yeah, those easy fixer uppers were gone quickly. the properties remains on
the market are either too much damaged, too much code violations/fine or
stupid bank just not willing to deal.

lake ridge and some newer communities, looks like a dump.

For the short sales, no one really cares about the price except the bank.
Sometimes the listing agent wants to have a higher price as this way it
would be easier for the bank to approve. I usually advice my client add $100
over the full price (if the price is good) and submit the offer the same
day.
Next, the buyer's agent needs to find a way to deal with the listing agent
to push it through. This is the tough part. If your offer is a

Then I said I was going to rent for around $1400, people laughed at me. I

that was very nice. i had trouble finding good ppty since this summer. went
to a couple auction also but seems like too many ppl bidding and the
discount was no where near what i was able to get few month earlier.
