如果rate一样,除了你可以有少交钱的选择,其实对还本金没有区别.
考虑到refiance要另交钱,除非rate确实低了,否则refiance
没有多大意义.

发帖数: 2174 | 7 其实楼主的想法并不是没有道理. 我也一直纳闷为什么没有这样一种贷款, 随时(每月)
根据贷款的年限和余额重新amortize贷款的payment.
比如一个30年固定贷款, 在第五年的时候, 我如果一下子还了很多本金, 并不能减少下
个月的月供, 虽然改变了每月月供里面本金和利息的比例, 从而缩短了整体还款年限.
如果存在这种随时amortize的贷款, 当borrower大额还款以后, 根据剩余的期限(25年)
重新计算月供. 这样并不缩短还款期限, 而是减少了今后25年的月供, 这样应该也有一
定的人群会需要把. | s***y

"shorten the term" is accelerating principal payment, so lender will receive
lower interest.
"reduce monthly payment" basically slowed down later principal payment as a
result of borrower pay a large amount early. This will allow lender to
receive more interest.

LZ wants to reduce payment as a result of prepayment. What you said is
reduced interest (but overall payment is unchanged).
