1. THE HEATING SYSTEM AIR FILTER TO BE REPLACED.
2. THE ANGLE STOP SUPPLY VALVE HANDLE IN DOWNSTAIRS BATHROOM TO BE REPLACED.
3. THE LEAKING SHOWER HEAD IN MASTER BATHROOM TO BE REPAIRED.
4. THE DRAIN SYSTEM UNDER THE KITCHEN SINK TO BE CLEANED.
5. THE UPSTAIRS HALL BATHROOM FLOOR AT THE BASE OF THE TUB TO BE SEALED.
2A. FINDING: Minor stress cracks were noted in the exterior stucco as
indicated on the diagram.
RECOMMENDATION:Seal all cracks that are wider than 1/16 of an inch with a
exterior grade paintablesealant. If HomeGuard has supplied a bid for this
item it does not include paint.
2B. FINDING: The rain gutters and downspouts appear to be leaking and/or
clogged.
Clean and/or repair the gutters or downspouts as necessary.
RECOMMENDATION:As it is hard to estimate the amount of time to perform this
repair it will be done on a time and material basis at 85.00 per man hour
plus materials.
2C. FINDING: A gap exists between the floor covering and the base on the
kitchen sink back splash.
RECOMMENDATION:To prevent moisture entry into this area seal and caulk the
gap in the most practical way.
2D. FINDING: Missing caulk was noted at the base of the wall panels in the
downstairs hall bathroom stall shower .
RECOMMENDATION:Re-caulk this area as necessary to prevent future moisture
penetration and damage.
2E. FINDING: The enclosure wiper seal in the downstairs hall bathroom stall
shower is leaking.
RECOMMENDATION: Replace the faulty wiper seal and adjust to eliminate the
water leak.
2F. FINDING: A gap exists between the floor covering and the base of the
upstairs hall bathroom tub.
RECOMMENDATION:To prevent moisture entry into this area seal and caulk the
gap in the most practical way.
2G. FINDING: There is a plumbing leak at the master bathroom stall shower
head when running.
RECOMMENDATION: Reseal or repair this leak in the most practical way.
2H. FINDING: The window in the master bathroom stall shower is lower than
the shower head.This could allow moisture intrusion onto the enclosed
framing.
RECOMMENDATION:The owner is to keep this area well sealed and as dry as
possible. Consideration should be given to installing a water proof window
curtain to prevent moisture intrusion.

for Section 2 termite problem (2A, 2B ...), inspector would charge $500
excluding 2A and 2B (depends on time and material), for other property
inspection problem (1, 2,...), no quote. The seller is willing to give
credit $800 for these problems. Just wander how much credit we should ask.
