What is the rule of thumb - after how long can you refi then? Is there a
specific term that prohibits borrower from refi in 4-6 months?
My mortgage with BOA has no pre-payment penalty, does it mean I can refi as
soon and as frequently as I want?

lender gives credit to broker and broker uses a portion of it to pay for
closing costs--that's how a borrower gets a no cost refi.
if you turn around refi again, the 1st lender will charge back the 1st
broker the credit was given. the 1st broker will go after you to recover
the closing costs he/she paid for you.
most lenders won't charge back broker if the loan stays for at least 4-6 mo.
if your refi was done thru a retail bank branch (BofA quit wholesale mtg > 1
yr ago and only offers mtg at retail) then there's no such "wait" required.

发帖数: 2712 | 4 不建议loan closing之后立刻就再做refi，不仅是有没有prepayment penalty，和
broker挣不到钱的问题。
银行之所以有4个月的规定，一则是因为通常需要4个月他们才能set up并把这个loan该
赚的钱赚到；二则是为了限制broker或loan officer罔顾客人利益不停地做refi谋利；
三则是1st lien要去township注册才有用，有些银行动作快，有些银行动作慢，不过他
们都会在3-4个月内完成。曾经有客人由于两次refi太近，导致后一个loan先去注册，
之后前一个loan的资料才送到township，结果已经被refi掉的loan被当作新的loan注册
了。等到客人再想做refi的时候，title search才发现的问题。。。
现在rate的差距有多大，导致LZ急于refi呢？ |

My loan is current 5% for 30 year fixed. I need to refin ASAP. If I refin to
4.5% 30yr, I save ~ $200/month. If 7/1 or 5/1 arm, saving will be more.
The loan will reach 4 months by mid-July after close-of-escrow, so, I am
shopping around for refin now.
My current mortgage is directly from BOA not via broker - my BOA loan
officer said I could refin now and he provided me a quote.

he said it is OK to refin now and he has provided me with a new quote.
