long answer：律师主要帮助你做两件事：title insurance, fund distribution，
deed switch 等等。其他的缴税，注册之类的都是跑腿的活。现金买的话，这些都还是
要做的，法律程序，不做不行。
至于收费，那是另外一回事。现金买房手续费用肯定会少很多，你只要盯住该有的程序
都有了就好了。比如closing律师一定要有，title insurance一定要有，final
walkthrough一定要有，等等。

师。

关于律师，我的Agent回答：“I just now called the Title Company. She
informed me that for buyers who pay cash, there are no documents that will
be prepared by an attorney. They only use the attorney for lender documents
and since you don't have a lender, there is not fee. The estimate I gave
you was wrong but it works out in you favor.”

发帖数: 131 | 11 如果title company 认为不需要closing attorney也可以close，那可能是因为title比
较简单，（新建房？）它内部可以做，费用包含在closing fee里面。这个要看它提供
给你的明细。
总之在美国买房子，买家有义务watch your own back，自己的利益、手续、deed，需
要自己搞清楚。Agent可以从旁协助，但是他们的责任是有限的。所以如果你不能自己
review这些文件，或者投入金额比较大，最好还是自己找个房产律师跟着你一起去
closing，帮你把关。如果你信任你的agent，或者有时间自己review，建议还是看一下
书，比如 Buying House For Dummies 之类的，可以减少很多疑惑。
