agent commission. You are not buyer agent so will not get paid. The seller
agent can get double paid if you also hire him as your buyer agent.
Otherwise he will get seller agent commission only.
From your questions, you know that With your current level of knowledge, you
d better get an buyer agent. If you can learn essential things yourself
and is confident and willing to take risk, you can buy a house without an
agent.
Have to hire an agent? No
Will an agent help you? It depends. There are bad agents but there are also

have an agent. But the commission doesn't have to be 6%, the seller can
negociate with the agent to whatever # the agent will accept. Here in NYC (
flushing area) some Chinese agent will go as low as 2% to 3%, depends on the
price of the house. |

如果买家没有代理,他们会让你一定去找个代理。你坚持说不用,他们也就做dual
agent,但是不会降价什么的。
就是他那足6%。所以对买家来说,没有什么好处,还不如找个专业代理保障自己的权益

所谓保障自己的权益,雇个Attorney足以,成本500刀上下。如果自己能看明白文件或
是知道流程细节,连Attorney的费用都可以省。

Seller付给listing agent多少跟buyer一毛钱关系都没有。比例在list时候已经签合同
里了。
不一定是dual agent才可以拿全部,disclose了他是seller's agent,你选择不用
buyer agent,那你就是customer,人家既不代表你的利益,也不需要给你rebate。
当然比方说seller开始说好6%给两个agent,最后买房子的人没agent,双方就差几千块
钱谈不拢,如果agent愿意,可以跟seller说,我降commission 到4%,这样你把2%打到
房价里去,我们好成交。这是好agent的做法。

1,卖家代理不叫seller agent,叫listing agent。买家代理叫selling agent。
2,seller在签listing agrentment的时候就定下了6%的佣金给listing agent,如果没有
selling agent 和他分成,他就拿下全部的佣金。
3,Attorney理论上代表lender的利益,他只负责帮你做title search,而且不保证
title 是100% clear的,所以他一定会推荐你买title insurance(这个他也有提成)。
4,即使你是付cash的,Attorney可以说代表买家的利益,但是他们既不会给你写offer
合同,也不会帮你附加各类的contigency来保护你,更不会在合同过程发生问题的时候
写各类amendment。一句话,他保障不了你的利益。
我们每做完一个Case都会长喘一口气,终于close了,每个再小的case都有疑难杂症需
要脑筋急转弯的去解决。如果不是一个很懂这行的人,很容易就在一个细节中把事情搞
砸。

Most Chinese buyer agents are cheaters.
IRS suggested, you can use this commission rebate to reduce the purchase
price. Just ask your seller to reduce the price, and don't pay the
commission to buyer agent, or ask the full rebate back to you.
