Homeowners insurance | c**********e 发帖数: 1184 | 2 (1) 你指的Mortgage Tax应该是Property Tax (地产税),而Transfer Tax是指房产
转移税。后者只有在房子的产权转移的时候才会收。例如在加州,一般是每$500元售价
收$0.55,也就是房价的0.11%。(所有的州具体请参考网站 http://www.ncsl.org/issues-research/budget/real-estate-transfer-taxes.aspx#TX)
Property Tax则是一个只要拥有房产永远都要收的税,每半年或一年交一次,具体
的地产税率要看在哪个community,有的时候同一个城市的东边和西边都不一样,例如加
州在1%到2%不等,一般lender会按1.25%或者实际税率中高的那个来算。

(3) Lender's Title Insurance是强制交的。用来向Lender (及将来该贷款被转卖给
的投资人) 保证买方是房子的新主人,并保证该贷款是该房子的第一顺位贷款。
Owner's title insurance 理论上不是强制交的,但是一般都会购买,Owner’s
Policy的Insured保的是买方,用来向买方保证卖方确实拥有待售房的产权,同时也保
证该待售房的没有任何隐藏的liens或claims,即保证待售房的产权“free and clear
”。举个例子,如果某人(C)刚买了一栋房子,某一天A找到C说她和丈夫B在房子被卖
之前已经离婚,但是B在买卖合同上假造A的签名而将房子卖给了A。如果没有Owner's
Title Insurance, 那么C就很有可能在与A的官司中输掉从而让A把房子拿走。这个时候
想要找到B而补回自己的损失就很难了因为B可能已经携款逃跑。所以说,Owner's
Title Insurance可以保证整个房子的产权链上对于新买房者是完全“干净”的而对新
购房者不会有任何影响。另外,只要将来买方或者买方的继承人一直拥有该房的所有权
,Owner’s Policy就一直有效。不需要重复购买。
Home Insurance,房屋保险,没什么好说的,当火灾或者有damage的时候保护
房主的利益。
一般Lender's Title Insurance 和 Owner's Title Insurance公司都是卖家选
所以您能省的余地不大,只有房屋保险您可以shop around找一家便宜的,但是也就是
一两百块钱吧。

transfer tax : happen when you COE, when passing of title to property
from one person (or entity) to another.
(2) rate varies by county/city , and related to your home price.
(3) 哪个部分可以省些钱?
Title services and lender's title insurance
--you have to buy if you have a loan.
Owner's title insurance
--you can skip this one, but you have no protection and could lose both your
property and your equity in the property due to unknown defects.
Homeowners insurance
