am worried the previous water damage may reduce resale value, that's why I'

cancellation? Can they gain something from that? Legally, I am entitled to
back off if I'm not satisfied with house condition, right? Either by home
inspection or seller disclosure?

based on the mutual agreement. And since seller hasn't signed, you don't
have any mutual agreement yet.
I called the legal hotline before. The only thing you can threat is to sue
them. The contract (assume you used the standard CAR contract) said the
party doesn't sign the cancelation without any good reason can be fined for
up to $1000,

regular sale. I have kind of guilty feeling that I pushed them to short sale
. But money talks. Now I am debating whether I should continue this short
sale process since I've heard it won't be smooth. My offer is still within
the market value, although on the lower end. Should I cut more since it is
short sale now?
