样抗地震和一层的比差很多么？
我的Agent说如果有permit，第二层如果不在车库上面，应该抗震性没有任何区别。

houses built before 1980 have a much lower requirement code for earthquake,
加建 before 1980 make it structurally much worse.
when it collapes during earthquake, people on the lower floor at the time
will likely get killed.

发帖数: 493 | 4 抗震还真挺重要的。网友中懂建筑的不会太多吧，期待科普。
俺也正在研究房事。发现弯区除了外围的城市，稍微靠近硅谷核心地带的
都是五十岁左右的房子居多，不知道这些房子结不结实。我现在租的是1970
年代的apartment，感觉还行。
另外一个问题就是，六十年代、七十年代、八十年代、九十年代以及2000后
的北加的房子在建筑的抗灾标准上（比如说结构、用料等）是否有较大差别
也不甚了解。有懂的是不是分享一下。 |

那么地震来的时候这些million dollar home都怎么办？
回到主题，关于加建的两层楼房子，Structural Engineer有没有可能看出问题？我打
了一个电话给一个 Structural Engineer，不痛不痒得说只有看到房子才能说，而且好
像检查完也就是给你做个参考，实际地震时的表现就不好说了。 |

发帖数: 1815 | 7 1 story 小黑屋 likely will not collapse unless very strong earthquake. 加
建 的 2-story 小黑屋 may collapse even for medium-level earthquakes.
Structural engineers can tell you the obvious problems regarding house's
structual weakness.

single story if the total weight is assumed double. The demanding shear
capacity on shear walls of 2 stories house will be double.
The first floor will only takes 33% of the entire seismic load.The 2nd
floor will take 67% of the total seismic load acting at the roof diaphragm
level if 2nd story height is equivalent to 1st story height.
The demanding overturning moment of the 2 stories house will be triple(
actually it will be (2/3*2+1/3*1)*2=10/3). If you have same shear walls for
a 2 stories house as a single house house, the load capacity requirement of
post and holdowns at the end of shear wall will be triple.
A seismic evaluation is recommended if you have the serious concern about the seismic performance of an existing building.
