I've known people who had fantastic ideas, but who couldn't get the idea off
the ground because they approached everything weakly. They thought that
their ideas would somehow take off by themselves, or that just coming up
with an idea was enough. Let me tell you something - it's not enough. It
will never be enough. You have to put the idea into action. If you don't
have the motivation and the enthusiasm, your great idea will simply sit on
top of your desk or inside your head and go nowhere.
Watch, listen and learn. You can't know it all yourself. Anyone who thinks
they do is destined for mediocrity.
In business, I've discovered that my purpose is to do my best to my utmost
ability every day. That's my standard. I learned early in my life that I had
high standards.
It doesn't hurt to get more education.
Experience taught me a few things. One is to listen to your gut, no matter
how good something sounds on paper. The second is that you're generally
better off sticking with what you know. And the third is that sometimes your
best investments are the ones you don't make.

believe in yourself--or no one else will either.
Money was never a big motivation for me, except as a way to keep score. The
real excitement is playing the game.
When somebody challenges you, fight back. Be brutal, be tough.
It's tangible, it's solid, it's beautiful. It's artistic, from my standpoint
, and I just love real estate.
Get going. Move forward. Aim High. Plan a takeoff. Don't just sit on the
runway and hope someone will come along and push the airplane. It simply won
't happen. Change your attitude and gain some altitude. Believe me, you'll
love it up here.
To get momentum, you must first focus on a specific goal with passion and
intensity.

People who think achieving success is a linear A-to-Z process, a straight
shot to the top, simply aren't in touch with reality. There are very few
bona fide overnight success stories. It just doesn't work that way. Success
appears to happen overnight because we all see stories in newspapers and on
TV about previously unknown people who have suddenly become famous. But
consider a sequoia tree that has been growing for several hundred years.
Just because a television crew one day decides to do a story about that tree
doesn't mean it didn't exist before.
The image of success is important, but even more important is the ability to
focus on solutions instead of on problems. That way, you'll never be
thinking like a loser, and you probably won't look like one either.
Real estate is at the core of almost every business, and it's certainly at
the core of most people's wealth. In order to build your wealth and improve
your business smarts, you need to know about real estate.
If you're interested in 'balancing' work and pleasure, stop trying to
balance them. Instead make your work more pleasurable.
I try to learn from the past, but I plan for the future by focusing
exclusively on the present. That's where the fun is.
Entrepreneurs: See yourself as victorious- and the best way to be victorious
is to be passionate. Find something you love doing!
It's a great thing when you can show that you've been successful and that
you've made a lot of money and that you've employed a lot of people.
Never ever ever give up. You can change and move around but NEVER ever give
up.
You cannot be successful without passion. If you don't love what you're
doing, if you don't have passion for it - forget it. Do something else. You'

responsibility might be too much-just focus and get going! You'd be
surprised at what intelligent effort can produce.
Ultimately, if you're not doing what you love, you're not going to be
fulfilled. Sure, to make money, you have to be tough, you have to have some
smarts and a little luck would help, but the bottom line is: You have to
love what you do.
When you love what you do, you tend to work harder anyway.
You really have to love what you are doing, so you don't give up.
I bought properties inexpensively and made a lot of money. I began to think
it was easy.
I hate to lose, and if anybody gets used to losing they are going to be a
loser. I'd like to tell you losing is part of the game, and it is, but I
hated it. I still hate to lose. And that will never change. By the way, just
because I turned the page and poured all my energies into business does not
mean that I don't miss organized sports. I do.
Show me someone without an ego, and I'll show you a loser - having a healthy
ego, or high opinion of yourself, is a real positive in life!

The best advice I can give to new parents is to realize immediately that
your children will be unique individuals. Give them the space to be
themselves and to develop their own personalities and characteristics.
If you hang around with losers you become a loser.
You know the funny thing, I don't get along with rich people. I get along
with the middle class and the poor people better than I get along with the
rich people.
Sometimes, we just have to be asked.

It's important to adhere to the principles of a large group of people that
truly believe these principles, and if they believe them, then that's good
enough for me.
I would guess that it might have made a difference. It certainly didn't hurt
us in any way. Feng shui creates a balance that I believe adds to the
comfort zone of rooms and space, and that is felt by guests and residents.
If you really want to succeed, you'll have to go for it every day like I do.
The big time isn't for slackers. Keep up your mental stamina and remain
curious. I think that bored people are unintelligent people.
Take the pains required to become what you want to become, or you might end
up becoming something you'd rather not be. That is also a daily discipline
and worth considering.
What's the point of having great knowledge and keeping them all to yourself?
My policy is to learn from the past, focus on the present, and dream about
the future. I'm a firm believer in learning from adversity. Often the worst
of times can turn to your advantage - my life is a study of that.
I've never taken drugs of any kind, never had a glass of alcohol. Never had

Not teaching your kids about money is like not caring whether they eat. If
they enter the world without financial knowledge, they will have a much
harder go of it.

making decisions, afraid of winning. And that gives people like me a great

by. An entrepreneur will have tough times if he or she isn't passionate

that other than bad ideas, which is a reason for failure, the ability to
never ever quit or give up is something that is very, very important for

never, ever be successful.
I was relentless, even in the face of total lack of encouragement, because
much more often than you'd think, sheer persistence is the difference
between success and failure.
The worst things in history have happened when people stop thinking for
themselves, especially when they allow themselves to be influenced by
negative people. That's what gives rise to dictators. Avoid that at all
costs. Stop it first on a personal level, and you will have contributed to
world sanity as well as your own.
Listen. Don't just wait to talk.
Going through tough times is a wonderful thing, and everybody should try it.

If your business is not a brand, it's a commodity.
You cannot stop. If there is a concrete wall in front of you, you have to go

A friend called me up the other day and talked about investing in a dot- com
that sells lobsters. Internet lobsters. Where will this end? The next day
he sent me a huge package of lobsters on ice. How low can you stoop?
Do you mind if I sit back a little? Because your breath is very bad.

Rich people are rich because they solve difficult problems. You must learn
to thrive on problems.
The world is a horrible place. Lions kill for food, but people kill for
sport. People try to kill you mentally, especially if you are on top. We all
have friends that want everything we have. They want our money, our
business, house, car, wife and dog. Those are our friends. Our enemies are
even worse! You have to protect yourself in life.
“Criticism is easier to take when you realize that the only people who aren
’t criticized are those who don’t take risks.
In the make-believe world you will automatically get paid what you are worth
. The real world doesn’t work that way. You get paid what you are worth
only when the person you are dealing with has no other choice.

Protect the downside and the upside will take care of itself.....I happen to
be very conservative in business. I always go into a deal anticipating the

When someone crosses you, my advice is ‘Get Even!’ That is not typical
advice, but it is real life advice. If you do not get even, you are just a
schmuck! When people wrong you, go after those people because it is a good
feeling and because other people will see you doing it. I love getting even.
I get screwed all the time. I go after people, and you know what? People do
not play around with me as much as they do with others. They know that if
they do, they are in for a big fight.
Don't do it for money. Enjoy doing. You have to love what you do.
When I'm talking to a contractor, examining a site, or planning a new
development, no detail is too small to consider. I even try to sign as many
checks as possible. For me, there's nothing worse than a computer signing
checks. When you sign a check yourself, you're seeing what's really going on
inside your business, and if people see your signature at the bottom of
the check, they know you're watching them, and they screw you less because
they have proof that you care about the details.
There are a lot of ups and downs, but you can ride them out if you're
prepared for them. Learning to expect problems saved me from a lot of wasted
energy, and it will save you from unexpected surprises. It's like Wall
Street, it's like life. The ups and downs are inevitable, so simply try to
be prepared for them. Sometimes I’ll ask myself why I want to take on some
new, big challenge. A substantial loss is always a possibility. Can I handle
it if it doesn’t go well? Will I be asking myself later, Why did I ever do
that? What was I thinking? I’m actually a very cautious person, which is
different from being a pessimistic person. Call it positive thinking with a
lot of reality checks.”
A knowledgeable, licensed inspector-engineer can detect whether the heating
unit is functioning properly, whether the air-conditioning is sufficient,
whether a sump pump is needed, and so on. Think of a building inspection as
an X ray; the inspector will be able to see through the entire house and
identify any systemic problems. If the inspector makes you nervous or you
sense that he or she is working too quickly, find someone else. The
inspection is too important to be careless about it.”
I'm very capable of changing to anything I want to change to.
There’s an old German proverb to the effect that “fear makes the wolf
bigger than he is,” and that is true.
I like to think of the word focus as Follow One Course Until Successful.
When people are in a focused state, the words “I can’t,” “I’ll try,”
“I’ll do it tomorrow,” and “maybe” get forced out of their vocabularies.
Courage is not the absence of fear. Courage is the ability to act
effectively, in spite of fear.
Building a brand may be more important than building a business.
The point is that if you are a little different, or a little outrageous, or
if you do things that are bold or controversial, the press is going to write
about you.
And if it can’t be fun, what’s the point?
He was also efficient and gave me his four-step formula for success: Get in.
Get it done. Get it done right. And get out.
Success comes from failure, not from memorizing the right answers.

extremely cautious of the people with whom I spend my time and to whom I

The biggest little thing for entrepreneurs is the lifelong commitment to
education.
Leaders, true leaders, take responsibility for the success of the team and
understand that they must also take responsibility for the failure.
Most of them have gotten really good at saying absolutely nothing. They’ve
all got some kind of program, but when you listen to them, you still don’t
know what they’re talking about.
Luck does not come around often. So when it does, be sure to take full
advantage of it, even if it means working very hard. When luck is on your
side it is not the time to be modest or timid. It is the time to go for the
biggest success you can possibly achieve. That is the true meaning of
thinking big.
Albert Einstein said, "The mind that opens to a new idea never comes back to
its original size."
Where there’s a will, there’s a way.
Sometimes understanding other people’s problems is the key to finding
opportunities.
An entrepreneur’s ability to find strength when others want to run, hide,
quit, or blame someone else for their failures.
The successful entrepreneur’s unique ability to turn trying times into
triumphs.
Operate your day-to-day business as if bad times are always here, which is a
great precaution.
Your business, and your brand must first let people know what you care about
and that you care about them.
Always try to improve on your performance.
I’ve found that people work harder when they are held accountable, and
their confidence level rises along with that.
Make every day extraordinary no matter what your job is.
The harder you work, the luckier you get.
Be open to new information and ideas.
Be willing to take on new challenges.
Always think positively and expect the best.
Stay confident even when something bad happens. It is just a bump in the
road. It will pass.
In a lot of ways it is easier to do things on a large scale. It is easier to
build a skyscraper in Manhattan than it is to buy a bungalow in the Bronx.
For one thing, it takes just as much time to close a big deal as it does to
close a small deal. You will endure as much stress and aggravation; you will
have all the same headaches and problems. It is easier to finance a big
deal. Bankers would much rather lend money for a big project than for a
small one. They are more comfortable investing money in a big prestigious
building than they are a rundown house in a bad section of town. If you
succeed with the big project, you stand to gain a lot more money.
Even as entrepreneurs, we rely on people to get things done. We may have the
original idea, but moving it forward can involve hundreds of people. Every
person becomes integral to the overall success.
Once you focus on your life’s objectives, you need to focus on your
instructors to make sure they are qualified to teach you what you want to
know. They should have already been where you want to go and have lived to
tell about it.
You must work on improving your skills every day and never quit.
To be successful in the world of entrepreneurs, especially in the early
stages, a person must learn to fail, correct, learn, apply what was learned,
and fail again.
The image of success is important, but even more important is the ability to
focus on solutions instead of on problems. That way, you'll never be
thinking like a loser, and you probably won't look like one either.

寻的理念,只是随着年纪增长慢慢开始懈怠了。这次追竞选居然唤醒了我对生活的热情!
