负责任地说一下：
1. Bank Owned 房子讨价还价空间比较大，一般10％，但前提是只有你一个Offer，而
且要有点耐心，反复Counter。当然，Bank和Bank也不完全相同。
2. Bank Owned 房子基本上是Sale As Is，有些况状不太好的房子就不能用贷款。如果
你要贷款就只能买一些况状好的房子。但我也见过银行对房子进行一些小修整，以满足
贷款要求的。
3. Bank Owned 房子会很快成交，绝大多银行收到Offer一两天就能决定Accept or
Counter。可以很快过户，因为房子没人住，银行也想快点收钱。
4. 买Short Sale的房子，一般是比较麻烦的，因为不但要Owner同意， 还要银行同意
，有时候还能不止一个银行。 |

$370k. Later on the appraisal came out as $390K. Then the bank insisted to
raise the price to $390K. Since the contract addendum on REO basically says
the bank will have no responsibility if they choose not to close. The buyer
had to agree and closed at that raised price, given the cost on search,
inspection, appraisal etc have become sunk cost. Gee, I did not know that
bank does this! |

I am not sure what exactly means in your case for bank approved short sale.
If the bank already OKed with a certain price and if someone offers that
price with all-cash, most likely bank will just take it.

not like short sale which may involved multiple lenders. besides, once prop
becomes bank-owned, bank wants to unload asap. they may ask you to close
before certain deadline so their financial reports will not need to show it.

求补一千多刀的税，所以银行要求我出示三个月前的bank statement，show里面的补税
情况，可是那张账单里同时有一笔大额的银行转账。现在麻烦来了，如果出示这份bank
statement，可以预见lender会跟进查来源。请问我可以不提供bank statement，而是
filter一下transaction记录，做个截屏发给lender吗，有人有类似的经验吗？

就是之前去Charter One Bank / Citizens Bank开户，连续6个月各弄5个bill pay，就送

它是Valid through May 6, 2011。我是在5/2申请的，今天5/14才收到银行的材料，说
