发帖数: 203 | 5 今天冒出来，给大家谈谈最近半年多来在fremont地区看房的心得。
家中有娃，所以对我来说学区是比较重要的，但也不想委屈自己找一个好学区的烂房子
，非常纠结，和LD博弈下来，看房的重点也几经转移。
fremont一线自然是MSJ，二线应该是irvington和american high，其中irvington的
weibel和warm spring，american high的ardenwood和forest park等小学都不错，几乎
和MSJ的小学有得一拼，因此我的主要目标也就是这几个。
先说ardenwood和forest park，那块区域还比较新，一般都是1980年代的房子，大约
1700尺左右，lot一般在4000左右，房子装修不错，listing price在08年10月一般在
750k－800k，目前普遍在700k以下，跌幅大约10％
在brookvale和warwick地区，一般都是60年代的房子，大约1600尺左右，lot普遍在
6000以上，如果房子maintain的还不错，在08年一般list在680k－700k，目前普遍list
在600k以下，跌幅10％

进了大门，继续排队。过一会，工作人员来告知，Fremont现在只有walk-in court,
served 40 persons each weekday except wed, first come first served. 还说今天
最后一个拿到名额的人是5:30到的，而凌晨4点就有人在外面排队等候了。我后面一家
伙，住sacramento, 但在fremont吃了罚单，只能6点起床开车来这里，本想申诉，一看
这局面乖乖决定交钱了。难道这是政府的苦肉计？为了1%少交钱的希望，只能明天4点

我要去的Court是Fremont的Traffic Court。查了一下，Fremont有一种Walk-in Court
，说是每天9am开始审理，register begins at 8am， 每天受理40人Walk-in.
我在想如果是Walk-in的话，警察当天肯定来不了啦？ 那岂不是随便一说就能给
dismiss掉了？
请问哪位有这方面经验没啊？我有点糊涂这个事情要怎么操作。。。

自从NUMMI倒掉之后，是个长点脑子的人都会对Fremont近期房市，job market前景产生
怀疑。这丢掉的5000个高薪水的职位不知猴年马月才能回来。目前失业率这么高，你还
指望着Fremont会回到从前？？？与国内反动的政府一样，美国政府的话也要有自己判
断。想想凭啥平白无故会给你8000，10，000，若不是差到难以为继，怎会如此出招？

afterschool 去 pleasanton 接小孩不太现实。
所谓 commute 都是说上下班时候的 commute 问题。周末无 traffic
的时候，怎么开都不是问题。周末活动要是从 pleasanton 去 fremont，

之所以说到周末开到 fremont，是因为有人可能有小孩的 friends 在 fremont
（楼主貌似现在在 MSJ 住）。选房子的时候，考虑 keep 小孩的 friends 虽
然不是一个大要求，不过也是一个小小的考虑因素。 |

fremont的房子相比较其它地区要便宜，而且交通方便，从这里去三藩，半岛，南湾，
幸福屯，都不会太久，如果夫妇的工作不在一个地区，这里相对来说是一个平衡点。生活比较方便，生活设施比较齐全，周围有大的shopping center，华人超市，餐馆，农贸市场，afterschool，中文学校等，10分钟内都可抵达。
Fremont比较大，mission学区最有名，房子也贵，一般的房子都要80～90万。学区其次
是irvington（API 870）和American high（800左右）。同样的房子irvington high的
要比American high的要贵10万左右。这里有一个学区的因素，也有可能夫妇两个都在
南湾工作的prefer选irvington。如果夫妇俩个一个在南湾一个在半岛，american high
要方便些。
至于学区的因素，从API的发展历史来看，irvington up的起始时间就比American的早2

running a stop sign, without stopping, at 12:47pm on Sunday, Nov. 14, 2010 in front of Fremont Costco.
