这里不是说 FHA , FHA的首付低,但cost高,要买额外保险...好处是利率
跟房子走, 将来利率高了好卖.

1. 只能paper file
2. 需要attach Form 5405, HUD-1(Settlement Statement)
3. 对于4月30前刚刚enter contract, 之后30天才能close并且拿到HUD-1的,
那么就先附一个signed contract. 等拿到HUD-1再补send a copy. 因为看到版上
有人先拿到federal的refund, 并要求不材料.

08年买房,政府给了$7500的homebuyer credit, 其实是个15年的免息贷款。去年跨洲搬
家,那个房子就租出去了。结果今年保税的时候,说因为不是primary home了,要把没
有还完的7500 credit的剩余部分一次还清!!就这个原因,一下子要多补税4000多。
而且,还因为需要补交的税太多,导致要再交一个underpayment penalty!!虽然不多
,penalty 70多块钱,但是这个合理吗?我并不是平时交税太少,如果没有这个一次性
补交4500的credit,我还能有小几百的退税。现在由于这个原因,还要交penalty。
大家谁有同样的情况吗?可以有什么说法至少不用交那个penalty吗?如果能够不需要
一次把4500补回去,还能每年补500那就更好了。

Many friends asked me about First-Time Homebuyer Credit issue. It actually turns to be an old question now since the dealine 4/30/10 is over already if you haven't had a binding purchase contract.
The definition for qualifying purchases in 2010 for Federal is as following:

$6500 2nd homebuyer Credit, but lived < 3 years, how to payback
因工作调动,我于去年六月在外州工作所在地买了第二个房子,自己住。并得到second
home buyer $ 6500 credit from IRS. (第一个房子也是自家人住)。现又因工作调
动,需卖掉第二个房子。问题是:
1)我要偿还这笔钱给 IRS. 我应还回 total $ 6500 or only need to pay back

体体现在1040表的哪一条?我看到60b是关于第一套房子的,但是应该是2008年买的房
子,是不是2008年之后买的房子不属于这一条的范围啊?难道今年我拿不到First-time

It's official. President Obama has signed a bill that extends the tax credit
for first-time homebuyers (FTHBs) into the first half of 2010. This program
had been scheduled to expire on November 30, 2009.
