快CLOSING了, MORTGAGE 成了一个大问题?!!
刚买了房子, 不知道是该 10% DOWNPAY 还20% DOWNPAY. 因为现在还不是绿卡, 加上房
子还没见底, 所以觉得放了20% 就没回头路了. 放 10% 到时候真不行, 也就亏少点.
我的想法是 一两年后, 等经济好点, 我觉得自信了, 就可以把20% 付掉. 这样一来就
不用付 MORTGAGE INSURANCE 了.
如果这样的话, 那我的闲钱着么办了? 我的AGENT 说可以用来投资, 只要回报超过 5.5
%, 就可以了. 因为现在MORTGAGE RATE 特低.
大侠们说, 我的AGENT 说的对吗? 有那么容易找到 超过 5.5% 的投资回报吗?

Let us say: the house value is $200K, I put 40K in down payment.
Can I take a mortgage mucher higher than 160K (=200K-40K), like 400K for
example?
If yes, is there any additional charges for the higher portion of the
mortgage?
The interest of mortgage can exempt for federal tax. So maybe it worth to
use the extra money to do some investment, like stocks, bonds, et al.
Anyone have some experience about this?

The current rules say that one can not have more than 4 mortgage loans.
In addition, the underwriter would look at your debt to income ratio
seriously. (Different banks or mortgage firms might have slightly different
rules though.But generally speaking, if you want to get very good loans with
implicit government guarantee, the rules are tight. )
As a result, it might be difficult to get 4 loans at the same time. ( Do not

其实我们找mortgage company的原则并不是找最低的rate,而是找一个可靠而rate合理的
。当时的感觉就是这个人给的rate并不是最低的,因为是朋友推荐的,所以没有怎么shop
around就决定用它了。
所有的mortgage person的嘴脸都是一样的,开始的时候热情无比,无论怎样都不觉得麻
烦;然而等commitment letter出了之后,再通电话的时候就慢慢感觉到其不耐烦的情绪
了。刚开始我还以为是我自己太敏感,今天发生的事情真真切切认证了我的感觉。事情是
这样的:
因为shopping around的时候,很多mortgage person都同意waive一部分closing cost,
在决定用这个人之前问之,她一口答应下来;然而她并没有纪录在系统里,所以在settle
ment company传真过来的closing cost estimate上,我根本没有发现有哪比费用waive掉
了。于是几天前打电话问之,她说她忘了,回头会改过来。今天我的agent给我打电话的
时候我提到了这一点,偶agent让我打电话再make

Not totally right.
If your itemized deduction, which includes mortgage interest, is lower than
your standard deduction, you should not claim it at all. In that sense your
mortgage interest has no tax benefit at all. If your itemized deduction is
larger than your standard deduction, only the extra part of interest
ACTUALLY has tax benefit. As a result, for many people, the tax benefit of
mortgage interest is very limited.

给第一次和将要买房的提个醒。
刚刚收到第一个mortgage的账单。差不多在同时,也收到从“Nationwide Biweekly
Administration (NBA)”一封信,说如果我两周付一次mortgage 会比我一个月付一
次,提前7到8年付清贷款。
看起来好像很合法,信件也伪装的像是从贷款银行来的。
在google上搜索了一下,才发现是一个scam。因为大多数银行不接受两周一次的付款。
这个NBA只是提前把你的钱从帐号中划走,然后每个月给银行付一次钱,好像还有275的
收费。但你怎么也找不到这个条款。
请做贷款的大侠评论一下,看看我的这个搜索对不对。

贷款是wells fargo发的,昨天上wells fargo的网站set up auto pay,
给了另一个银行账号,routing number,设定的转钱日期是每月due date。
今天是第一个due,却没见到mortgage pay 到帐。只收到一个wells fargo
来得email:

We have received your inquiry about automatic payments to
your Wells Fargo Mortgage account. Thank you for contacting

Because mortgage application takes a long time, is it common to apply first
and then lock rate later?
But if we sign the application, then we must be responsible for application
fee and appraisal fee. Then the lender can take that advantage to give us
higher rate. And we may completely lose our advantage to choose the lowest

foreclosure auction一般要一到七天内付清,没有时间做
mortgage,所以要有钱才行。
foreclosure auction没买掉的成为REO (bank owned),
就正常买卖了。
mortgage没付清的房子,除非short sale否则正常买卖。
一般房子都有mortgage。

低啊什么的。结果昨天一个agent打电话给我说聊聊。我就问他一下如果我直接找他和

还急需要跟他谈么?还是自己回头在单独选一个agent?公司给找的agent帮助会很大么
另外,这个agent说他会近期给我出个report,算算贷多少钱,每个月还多少钱之类。
他说会pull信用记录,不过mortgage pull信用记录只要3月个内不超过一次,是不减分
数的,这种说法对么?他还说很多人买车的时候mortgage不注意,结果让dealer一下子
从不同银行
pull好几个记录,减了很多分,求证下这两种说法。

Obama proposed 2011Yr bugget
"As currently drafted, the plan changes the Mortgage Interest Deduction by
reducing the amount of mortgage deductibility on families earning over $250,
000 (AGI), and on single tax payers earning over $200,000 (AGI)."
and this bugget must be past by the senenate. (am I right here?)
Bush's administration actually tried several times to totally eliminate the

My current mortgage bank is Chase, and my mortgage is simple interest, but
my payment is due monthly. I have 15 days grace period. My question is if I
pay my monthly mortgage after the due date but still within the grace period
, will it affect my overall interest and principal?

Refinance second home,Bank of America的online agent给做的。搞了两个多月了,
眼看要close了,结果今天收到这样一封信。
An issue came up with the mortgage tax for Maryland, which cannot be waived
on the refinance of a second home. We only discovered this when we got the
title report from the closing agent in MD last week. The mortgage tax that
must be charged on your loan is $4374.90. The loan was originally quoted
with mortgage tax of $1150.

condo, 15年的mortgage利率是4.875%(5年前贷的)。因为condo delinquent比例高于
15%,找不到银行做refinance.
房子估价25万,还欠银行18万mortgage。打算用现金先还8万,然后开个home equity借
出10万将mortgage还清。home equity上借的10万计划用3年还清。请高人帮着看看这样

Corrected version
我有一个 home mortgage 15 fixed 和一个 equity loan variable rate,
我想重新refinance 一个 15 yrs fixed home mortgage to pay off both home
mortgage and equity loan
问了一个银行说这样要给fannie may 付 cash-out delivery fee,
if your credit is >750, then fee=0.5%*loan amount
另外一个broker, 给的rate低,还是no cost,但是告诉我不用付任何的delivery fee,because paying off the equity is not a cash-out loan
那个说的对的?要是没有extra fee,那我当然选broker了
请高人指教,包子感谢!

eventually they will sell to a big bank as a whole with packaging many
mortgages. Shop around mortgage with at least 3 brokers and you will get

看中了一个房子决定下offer,结果下午带齐了各种income证明去mortgage company弄
preapprove的时候卡住了,说是我们情况特殊(两人phd在读,正常semester拿奖学金
,每年暑假都在系里做part time instructor,所有income加起来没有太多但也差不多
相当于当地一份基本的正式工作),这些之前去问得时候都说没有问题,但是今天
check所有document的时候发现I20上写着program2013年到期,就是按正常phd 5年毕业
算,现在就剩下两年半了,mortgage的人说这个需要明天仔细问问银行还是什么更高一
级的人,不太记得了,目前来看这是唯一可能出现问题的地方,而且也做不了什么去弥
补,所以现在开始担心拿不到loan,请问大家可曾有过或知道被拒之后另找一家
mortgage成功的例子吗?谢谢~~

今天刚lock了rate, 5%, 30年。不高也不低,心里能承受,主要是loaner我们比较放心。
我们downpay只有10%,要付mortgage insurance,她给我们提供一个一次付清mortgage
insurance的选择,只要$2,700。我算了一下,需要6年才能付到超过20%,如果按月给
insurance,大概是$100/月,总共要付$7,000多。觉得比较划算,于是就选择closing的
时候一次付完mortgage insurance.
大家对这个熟悉吗?我们算的帐对吗?

我们现在拿到了一个24年的 re-mortgage plan,我在想是不是把 mortgage term 改成
20年或者再短一些,这样算下来到最后 mortgage 付请总共的 interests payment 会
少些。但是老公觉得还是保险起见,保持24年的term比较好,因为这个plan可以无限的
early repayment 没有任何 charge,而且 interests 是按天算,也就是说如果我们哪
个月有余钱可以还多些,没有上限,并且利息上马上受益。反过来,如果经济不好,也
比较容易维持每月付贷,比换成个短些的 term 但是每个月必须得还贷到比较高的数目
保险些。
我们是两个理财盲,请大家建议一下哪种方案比较好。谢谢。

楼主问的是mortgage insurance。FHA贷款,要pay upfront and monthly mortgage
insurance.
所以我觉得楼主那”11个月的mortgage insurance“不是prepay, 而是upfront.
FHA 要13个月的tax吗?还是你的房子今年的tax还没付,马上要走escrow?

mortgage公司查的信用,跟自己能查到的是不同的。两个计分系统。
自己能查到的是申请信用卡、车贷等小额借款用的。对于房贷,由于是高额贷款,信用
分数的评价原则都不一样。
mortgage公司查出来的成绩应该都是一样的,被pull的多只会更差。mortgage公司查的
成绩比自己查的低很正常。
如果LZ的credit history足够长的话,很可能是多年前有collection或是charge off。

七月买房,十一月refinancing。在Wells Fargo,从十二月开始付。十二月的mortgage是今年一月处付的。
现在报去年税时,能报十二月mortgage interest?
Wells Fargo网上说2011年没有任何报税的mortgage/interest.
有懂得XD说说?

Some real estate might ask your mortgage info just for formality propose.
You could give them any mortgage company name. Later you could switch.
Be noted some REO or short sale will need persmission to change your
mortgage broker after you sign the contract.
