Contract is under review now. 想把合约中Mortgage Contingency 的条款从银行发
出commitment改为银行发放贷款bank issue the loan,但是我的律师一直很抵触修改
条款,感觉在跟我拖时间。请问标准合约中的mortgage contingency只有 bank issue
commitment letter一种吗?

不是这样的。是不是 auto pay 和 grace period 没有一点关系 (不过设置好的 auto
pay 一般能保证在 grace period, 亦即 1st-15th,保证mortgage 银行收到钱而已)。
mortgage 银行必须在 15 号前收到钱,否则你得配当月额外的利息。
如果是 auto pay,你得设置成 12 号左右 (或者 12 号前,保险起见) 进行 auto
pay;如果不是 auto pay,是通常的 online pay,一般得在 10 号前支付。

Hello,
I'm sincerely seeking information about any special mortgage program
for university faculty.
I recently graduated and started my tenure track faculty job at pretty
good research university. I'm thinking of buying a home. But the problem is
that I am still in F1-OPT status for another 4-6 months.
I think the rule is that I need to have a H1b to get a mortgage. But I
will not be able to get my H1b approval before the closing date.

APR就是annual percentage rate,月利率是在APR基础上算出来的。至于mortgage为什
么这么quote,我要看看mortgage方面的书是怎么自圆其说的。

给的APR是 so called effective APR, 其实根本就不是APR了。
算了,不浪费时间了,我的时间都是自己的,不是老板付工资给我灌水,还是自己多赚

I want to know roughly how much benefit I can get from the mortgage+property
deductible.
If both the mortgage and property tax are deductible, does it mean
one third(i.e. 6w/3 = 2w) or one fourth of it will be returned?

i just don't understand how u make your decision
of when to pay off the entire mortgage just b/c of this tinny 2% difference?
in other words, are u sure u will make enough profit
just by parking the money aside and enjoy the 5% mortgage now,
and then when it's 7%, u thinks you can no longer trust
any of your investment methods for this 2% increase?
in 2-3 years, interest is at most 6%-7%.

When I was shopping for mortgage, the loan officer told me that the inquiry
for mortgage wound not affect credit score if no more than 15 ( I don't
remember exact number).

It is not wrong.
If you get a 400K mortgage and then pay 100K a year later, you will end up
pay off
the mortgage well ahead of the 30 year period. So you pay less interests.
The difference between 400K and 300K loan is that amount of montly payment
is larger for 400K.
The montly payment is the same even if you pay 100K principle a year later.

It is not wrong.
If you get a 400K mortgage and then pay 100K a year later, you will end up
pay off
the mortgage well ahead of the 30 year period. So you pay less interests.
The difference between 400K and 300K loan is that amount of montly payment
is larger for 400K.
The montly payment is the same even if you pay 100K principle a year later.

LZ 这个情况比较奇怪,close 一个月了,你的 first payment 也差不多要 due 了,怎么说也应该收到 mortgage payment coupon 了。
due date 是,if you close in Month A, then the due date of ur 1st payment will be the 1st day of Month (A+2), with about 15 days of grace period (make sure your payment will arrive the mortgage account no later than 15th day of each month)

我的loan是convention loan, 30年的。每月1号due,grace period是到15号,我设置了每月15号的automatic payment。
现在有个问题,如果我想多付一些本金的话,应该最好在什么时间付呢,是不是接近月底最好?我的理解是月初月末对mortgage计算利息都是一样的,可是钱却在自己的银行账户里多挣差不多一个月利息。我的理解对吗?
另外,两个月之间是应该按两个月的due date(1号)之间,还是两个月的payment date
(对我是15号)之间?也就是说,mortgage的利息是在1号计算,还是在每次的payment之后计算。谢谢

我没事儿,多写几句
1.应该不关买方的事儿.
2.假设你20%Downpay, 你选择买points的时候,Mortgage Rate 低千分之七,一年利息少
大概530*0.8*0.007 = 3K; 选择不买POINTS的时候,假设你没有别的投资渠道,就拿那一
万去交了本金, 一年省10*0.03875 = 0.3875K,但是假设你住五年,每年平均多花2K,你
少交的利息要多交税,假设你的税率是0.3,你还多给政府上1K.第二种情况好象还好些.
其实我觉得低于五年的短期居住不要买房,除非有这些例外:房你能租出去还划算,捡到
好的deal房子会猛涨,或者特有钱就是要追求HOME OWNERSHIP. 而且,房市低迷加Mortgage低的时候不要做ARM.
给你算笔帐:
买卖的花费: 3.5%(买的CLOSING COST)+3.5%(卖的CLOSING COST)+ 6%(Comission)=13%
+ 1.5%(地产税)每年
如果你住五年,你要保证这五年以后房子涨20%才把这些花费挣回来? 要是涨不了那么多,如果你能用买房子的钱,租到同样的房子就不用买.另外,如果觉得是比较好的

新手买房,等着签P&S.最初起草的closing date 是11月19号,要求10月29号提交loan
commitment letter. 后来双方律师修改P&S,对方提出11月29号close,我们也答应了,
但是提交loan commitment letter 的日期被改成了10月25日,理由是对方要move out
of state,需要时间plan。但是我们也需要时间拿到commitment letter 啊。我们的
agent一直说这个没关系,如果拿不到,可以要求extend。其实我们刚刚递交了
mortgage application。虽说mortgage broker 说应该没什么问题。但万一拿不到呢?
请问这个正常么?这个loan commitment letter的提交日期是seller定的么?现在还没
签,我们可以要求改么?就算10月29号也宽松些啊。

比如说,30年fixed mortgage rate 是4.25,那APR应该多少比较合理(自己付

现在可选的是:
1。agent推荐的两个broker
2。自己的银行:chase或citi,现在chase有个什么cash back promotion,不知道值不
值?

1point,这个相当于多少rate呢?

broker给的贷款其实最后是不是还是从银行带?因为想用chase送united mileage,不
知道找broker还能不能享受这个

选一个有经验的mortgage broker,再通过他(她)选一家各种费用较低的escrow
company,是买房子贷款时省钱的良方。
比较mortgage broker和银行,可看他们都收多少Loan Origination Fee。当然是越低
越好。

3.875%是很低了,别的地方如果没有这么低的rate,就去做吧。毕竟rate还是最重要的
。broker是不会帮客人买point的。但是在做之前一定要问问清楚他们到底offer的是什
么rate,总cost是多少。
另外,没觉得Chase的rate会好。Chase他们里面的人都是到别的银行办mortgage的。
mortgage rate跟是不是在那个银行开户似乎没有太大关系,除非对你们学校的雇员有
特别的优惠。

在refinance closing 的时候 比如说今天,而原来的mortgage下一个Payment是明年二
月一日Due.
也就是说原来的mortgage在refinance closing 的时候以多付了三个月。
利息是否全部损失,还是可以按比例拿点回来?
