large degree depending on the street/location, and it is also weird that the
elementary school (k-1 level) has a large cantonese speaking students
presentation, but from other sources i can not confirm that there is a large
population from HK though.

1 Solid brick tudor style (not brick veneer)
2. 2 stories with finished attic and basement, so total 4 levels of living
space. For the 2 main floors, it’s about 1600sf. Total usable area should
be at least 2100 sf.
3. LIRR commuter train station about 4 min away. 35-40 min train ride to
Penn Station
4. school district 14, probably the best one on the south shore, near city/

现在看了Brooklyn height, Dumbo, Williamsburg, 还没开始看曼哈顿，这个价位在曼
哈顿估计只能买到3ave以东和9ave以西的5年以上600sqft的1bed/alcove studio.
如果在brooklyn height可以买到new development比较好的800sqft 1bed loft(没有或
partial manhattan view)
Williamsburg价格几乎跟Manhattan一样了，大概可以买到河边600+ sqft的高层1 bed(
partial manhattan view)
感觉这个价位要论生活质量可能住到岛外会好一点，但毕竟是第一套房，肯定还是以投
资为目的，成家以后还要换大房的
所以从投资的角度来看，哪个neighborhood比较好？ |

为什么要买交通房？因为升值潜力最好。
这其实是矛盾的吧。应该买好的社区，即使升值潜力不大。和私立不是追求最好的性价
比是一个道理。
如果是只能负担得起交通房，另当别论。。

如果你朋友有钱的话，楼上那个lakeside私立的，从小学到高中，非常好的学校。
如果小孩聪明通过考试的话，上seattle APP program 的学校， 从小学到高中也定下
来了。
以上两个选择和你住在seattle哪个学区没关系。
你朋友说的NE Seattle 区，靠近UW， neighborhood 很好，（当然靠近大路有
aprtment，居住人员保不齐）。要买房子的话１m以下的，旧+贵。下面说说这个区的公
立学校：
Elementary：
你朋友Laurelhurst, Viewridge, Wedgewood 这三所学校都是10分学校，还有一个
Bryant，都挨在一起，学生素质都很高，基本是白+亚；尤其Wedgewood，老中多。
Middle：
Eckstein Middle School，上面这几个小学学校基本升入这个初中，10分的学校。很好的
High school：
Roosevelt High School，初中毕业基本上这个学校，10分，认识的几个老中的孩子 |

租给大家种菜，长势喜人，我平时散步常常过去慰问蔬菜瓜果，所以堂而皇之拍了一堆

其实去年的更加好看，有种黑色的西红柿特别美艳，今年就没看到。

bike. The area is only less than a hour away from Washington DC. Parks and
trails are everywhere. Basically you can link up the trails and ride many
many miles without seeing much pavement.

recently built houses but old and new houses both have their pros and cons.
Old house pros:
Established neighborhoods
Usually closer to the action
Mature landscaping
Usually more variety in terms of age/life situations
Finish is less luxurious but materials are higher quality
Homes have more character and do not all look alike
Homes often have features that are rarely seen anymore like whole-house fans

的不是那个affordability的percentage，而是能afford的人口数和房子总数的比例。
这里看百分比是没有多大意义的。只要还有人能买得起还愿意买，即使affordability
只有15%又如何呢？
