比如SOFA/COFFEE TABLE/LOVERSEAT SET 几百块钱，比你自己费劲凑成套要省事的多
床SAMS CLUB买新的 $300-400
DINNING TABLE/CHAIR 100-200可以买到新的，同样的价钱也可以买到非常好的旧家具
剩下的小玩意比如END TABLE/NIGHT STAND/DRAWER/BOOKSHELF等等，
买新的几十快钱到一百不等
电视柜有便宜的几十快钱的STAND，也有很气派的SET $100~$200
上面的小玩意，除了看报纸或者买新的，
周末去好一点的COMMUNITY的转转，收获会很多

如果不买房子，住同样的房子大概租金3000， 5年你还多花18万。就算挣了。
相应要付出利息大概是2000 5年大概是12万。 这算亏了。
还要交地税， 5年4万，这算起来又亏了。
退税deduction, （12+5）/4=4万
最多挣18+4-5-12=5万。还得什么都得自己折腾，又一笔钱。
问题是自己的房子，住着踏实。如果打算住自己的房子，等5年得多折腾。你要在低价
买入就得天天追踪。。 累累死了。还有早点住进去，布置，买家具。。。
比如租房子住，买5万家具，搬家得折损一半。而自己的房子买家具就不用担心了。还
有人家比如不续约怎么办。一家老小的东西搬过来搬过去。。。
当然如果丢工作了，。。。。租房子最划得来。。
早点住进去天天打点自己的小家，零零碎碎的时间都花在自己家里，这个算priceless
吧。也可能不值钱，看人了。 |

新房子的主卧靠一条双车道的路（35限速），白天还好，到了晚上专心要入睡的时候，
时不时就被汽车的声音吵到。其实车也没有特别多，但是每两三分钟一次就够受的，特
别是摩托车经过的时候。最近都是带耳塞睡觉
在网上找了找，好像有以下措施：
1. 使用white noise generator 包括air humidifier or purifier or fan. $100
2. 在double-pane window的外面再加一层sound proof window (laminated glass). $

4. Get use to the noise. Priceless(?)

1 closing/ prior to closing will cost some money
2 I guess about 2% property tax ( every year) or about $1000 per month
3 assume you can get 3.5% 30 year
4 miscellaneous cost (hoa, insurance, maintanence etc)
For a $500k house, you better budget at least 3k a month. Of course, if you
love the feeling of owning a home, it's priceless. |

根本不升值。
游泳池都有使用寿命。如果新修不久，一年一千的开销吧。有加热器再加几百的燃料费。
平均到每次游泳上比较亏。
好处是pool party。看一帮小朋友大呼小叫想怎么折腾就怎么折腾。priceless。
如果想买，一定专门再检查一次游泳池。那玩意如果有什么毛病就不是一年一千的开销
