哎,你发不了财阿。人家delist的时候3毛进的,跌倒2毛也不死心,现在3块了也不心
动,等到relist。

去年我就看这个新闻了,所以那时我就趁低吸入了一些FNMA, 当时确实每人待见,买的
也不多,就3000股, 不过就这3000股给我带来几千美金的收益,虽然我后期又追加一
些,但总体状态不如这3000股赚的多。我发现两房股票虽然不受人待见,这也是目前他
股票价值低的原因,如果受人待见,我想价格就不是目前的了。但我想两房就是我们的
银行,好好玩,会等到下一个大波出现,大肥肉不可能就值这点。重回NASDAQ是早晚的
事,不过不是在奥八政府,因为他已经夸下海口,不放两房了,可能他是为下一任总统
留着余地呢。当然现在政府债务那么多,奥八政府还希望两房给他还点债务呢。趁低吸
入,等到 奥八下台,relist的那一天。

这个说不准,但是那些大庄家赌的是财政部庭外和解,因为他们认为财政部里猫腻很多
,不愿意把关于两房的任何资料disclose给公众。如果和解的话,两房的利润要拿出来
分给shareholder (目前全部上缴给财政部),还有可能让两房relist。

你可以让律师代表一下,对你没多少坏处吧。最要紧的是,股票Relist后,尽快清掉,
以后再也不要碰。

相反吧,Treasury和联储的Action是他们的责任。不能说你交钱我给你救火,或者说我
救火了,你欠我的。
25不是我说的。FNMA的问题是OTC,如果不relist,天天还是被玩

邻居都是普遍7、80万的房子,在这区域买个百多万当鸡头,有病么
其次,看历史,这房子明显就是为了flip之后卖,delist-relist那么多次,摆明了卖
家又贪又难缠,一心钓凯子
如果我是potential买家,肯定要继续脑补下去:这么贪的人,做的工程质量还过关,
材料是不是最cheap,真到签协议时候还能出多少幺蛾子,我可不能当咬钩的傻子。。。
讲真,要钓凯子就去真豪宅区,搞什么90以北的牛顿呢,这房子如果在cambridge,看
看是不是分分钟卖掉

别的区我不好说什么, 就说我看的比较多的Palatine吧
这个区我没住过 老莫多不多不知道, 但是我有同事住这,而且每次去看房以及闲逛,
没有感觉到有很多莫莫,
本来这个区是我的第二选择,第一选择是Arlington Heights。但是一圈看下来, AH
2000年以后的房子是可遇不可求,就算有,价格也比较辣手,2010年-2011年左右的价
格,感觉是明显一去不复返了。
至今后悔的是这个short sale,一出来我就盯上了,想去看,结果那时候lg对预算控制
太紧,打死不让我看,说不买那么贵的,就不要看。。。如我所料,当我一个礼拜后想
看的时候,listing agent说multiple offer 已经under contract了。。。目前还是念
念不忘,希望能再relist(白日做梦ing)

she can even withdraw and then relist with a lower price.
DOM resets to 1.
Never heard of getting rid of agent because the asking price was set too
high initially.

看来这里没有一个真正的 Ebayer. 或者,知道不说的,不厚道啊,不厚道啊,B4一下。
遇到不付钱的 Bidder, 卖家可以 File Unpaid Item
Disputes。具体步骤看这里http://pages.ebay.com/help/policies/unpaid-item-process.html
简单的说,卖家File Unpaid Item Disputes之后,如果7天之内买家没有答复也没有付钱
,卖家可以选择Close Disputes。Ebay 会把Final Fee 退给你(list fee
不退的)。non-paid bidder 会受到一次警告(三次警告删除ID)。同时卖家可以选择
relist (免费,如果这次成交的话)。

高潮一年比一年短.今年基本上都没有高潮, memorial day一过就转入降价模式?
连北PA都连续出现short sale. finace失败relist的也出来了. 现金军团似乎
已经用光弹药, 早就是强弩之末. 死撑房托们虽然一如既往, 雄心勃勃, 可惜钱
包不硬, 鞭长莫及, 银行deny几个loan算是做善事了. cupertino, saratoga
就不说了, 这两年已经算cool down了. PA刚到转折点.
长期来说, 资金从传统硅工业出逃, 短期说QE2结束, 网络bubble 2.0爆掉,
都等不及fed升利率, 房价就会再跌.

房子在市场上好久了,看房之后还觉得不错,过了一段时间让agent打电话,结果人家
说 pending了,第2天去网上看还真pending;过了一段时间relisted了,没有管,等了2
个礼拜,再次打电话过去,人家说pending了,redfin上1看,当天状态就改成pending.
是我与这个房子没有缘分还是人家根本就不想卖?如果不卖,又list那干什么呢。
我发现好像卖的房子有时候很奇怪。第一天open,看房子的时候,人家就说这房子已经
有高出listing price的offer了,这样的事情还不是1次。如果有内定的offer,那又
open什么啊?!

这个是正常的。他说的不是以前说过,而是relist的时候注明了pending你这个
escrow的cancellation.
