from a flipper. Some do very good job just for a very high price. Usually
the flippers sell much more than the market as they know what people want.
Someothers would use the cheapest material.
I do not use the cheapest material, but of course, not the best. If I need $
30K to renovate my own house, I would spend no more than $20K to renovate a
flipper. |

I am curious as to what kind of materials they use and why they could be so
cheap.
I've renovated several houses here in mid-atlantic area. One of the most
recent, about 100 years old, cost me about 200k+ for renovation. This is the
lowest price I can find--most other contractors ask for around 300k.

What kind of material is case by case, but not paper for sure.
Renovating cost can vary so much depending on what materials used and where
you buy the material from.
Example, if you hire an architect or interior designer to renovate a medium
size powder room (containing just a toilet and sink) with some nice
material, your cost is $50k min, but I can do it using the same material for
less than $10K (assuming I import a full container to do the whole house) |

The labor cost is about $3.5K - $4K per regular sized bathroom. Cost of
faucets (sink/shower or tub, with brands like Grohe or Hansgrohe) about $
1500, tiles: $1000, tub/sink/toilet (mostly Duravit, some Toto) $2000,
others (lighting, bar, etc): $200.
The total cost per bathroom is about $8K - $9K. I think the amount is
reasonable and it at the reflection point of diminishing return. Anything

包括原来最不想用 roundup 的最后挺了一年，最后用 roundup 来 renovate
第二次。你可以选择不用 roundup, 但是基本上就是要接受杂草了。
我意识到不是每个人都愿意花那么些精力来搞接近完美的草坪。
但是至少要期望值设对。想简单 overseed 来搞掉杂草是不现实的。
杂草我指的是比 crab grass 难一些的杂草。 |

Agent总说这种装修没问题，那种renovation没问题，只要在自己家的四墙里没问题等
等。昨天没找Agent，自己去敲一个看上的房子，结果nice的房主不仅show了房，还跟
我们说HOA规定任何renovation都要经过HOA同意（比方说敲掉厨房的半面dry wall），
80%的面积必须铺地毯……
犹豫中，大家说要不要出手呢？ |

时间盖完房子。我现在自己在做whole house renovation，深知和township打交道的麻
烦。另外，我们一条路上有两个房子在造，一个已经造了四个月了，才刚刚开始在做
siding，另外一个两个月，大概下个礼拜可以roofing的样子。另外有一个朋友，把后
院的一道墙往后移，另外再加高一层，和builder谈工程、设计之类就花了五个月，
builder明确告诉他全部完工需要六个月时间。
另外，我不是据说，原文是“据我所知”。。。我原先考虑将整个房子的renovation包
给builder做，也考虑过把房子推倒重造，找了几个builders，没有一个告诉我说
builder自己有专门的licensed electrition, plumber。
总之，建议楼主试着找几个builder，问问他们多少时间能造完一个房子到可以入住的
状态。 |

bank owned properties went through a failed short sale and a failed auction,
then bank took it back and make a few cosmetic renovations and then put it
on the market. I said cosmetic, not structural renovations, which means
smallest cost to make it look like habitable. It usually has major issues

我自己装修房子，只需要很简单的permit（加洗衣机和换浴缸），contractor已经做好
设计随时可以开工。我自己工作忙，就请了一位Palo Alto的中国人画专业图帮我跑
city office。
结果这个人空口说大话，导致我的工程队停工2周等他的permit。最后什么permit都没
有办出来，他还吞了一半的费用，不肯退钱。我已经建议他做这一行要注意名声，人家
一点都不care，还说他的工程多得做不完。
我已经准备采取法律行动，在这里给大家提个醒，千万不要上这样的当！
贪婪：
- 别的设计师是等permit下来才收钱，这个人一开始就要求我付一半的钱。我信任他就
预付了（他是教会的），现在才知道人家是靠这样挣钱的！

道这个地板是不是没有被renovate过，反正看着很老很破，这个如果买来自己换地换的
话成本多少，看了一下homedepot,如果买那种7$/sqft的木板是不是算中等level,人工
费不是很清楚，当500sqft来算的话，是不是差不多一万块封顶了？光拿这个理由砍价

有所不同。
过程：
1. 填appeal表格（FormAA-1，不是A1）

2. tax board hearing，过程：
home owner陈述
city/town tax assessor office（我们town雇了鸟律师代表）陈述
交叉诘问
总结陈词
我们之前找了两个律师都婉拒了我们的case，他们认为很难argue我们的房子价值比
town的assessment value低15%以上，但是因为和我们预想的annual tax差别一千五
百左右，我们还是决定自己上。
陈词的时候主要想make两个points，
1. 我们的房屋买价 + renovation cost < assessed value * 0.85 --- 所谓的cost
method

签字了，后来agent说不用再见面，email给可以，所以这个房子给的offer都是email,
agent帮忙起草的。但是这个email offer没有法律效力呐，我们还是可以反悔的，在签
contract之前。
卖家什么问题？ 我之前有点介意这个卖家，因为他们的房子明明没有任何renovation,
只是今年换了一个冰箱，他们广告上写今年renovation,虽然现在好像又把这话删掉了
，但是朋友说不要介意卖家，就看房子就行。 |

对于老中来说，如果地段很好，有没有主卫浴缸不会影响的，

怎么都会影响
1。学区好地段好。location location location再破的房子都有人抢
2. conditional不会影响的因素：renov的很好的话，一般是厨房和卫生间特别出彩，
人家很有可能不管你有没有浴缸。。直接就买了。但是话说回来，老中的房子一般
renov好不到哪里去。不是说崇洋媚外。。老中真的不行。。 |

actually a con, this is especially true in the high end market.
When you decide to spend money on renovation, you do it because it will make
the house looks nicer in your opinion. but preferably, you also want to get
some of the money that you invested back when you sell it.
Just keep in mind, if you decide to go with laminate, you may like it
yourself, b/c it is cheaper than hardwood, scratch free, looks nice and etc.

握手. 这是正道! 今年试了一下, 本金两万, 以后房子不倒每年可以赚一万, 假如还能
活50岁, 那就是说一共赚50万, 只是分期拿. 如果是分期拿的$1000万, 好象一点都不
难, 本金也只要40万.
