we had 2 headfakes in the last 2 springs, the so-called "selling seasons".
Spring of '10--induced by federal government's $8k credit--many buyers found
out later they over paid much more than $8k.
Spring of '11--momentum lost due to turmoils in Europe.
coming Spring of '12--looks promising so far. activities have been up and
strong since late Nov/early Dec of '11.

s lots of shops selling wood flooring, tiles, stones, granties, etc. too
many to choose from but offers great design ideas. check it out.
In SoCal, those engineered wood would be fine. no need for solid wood. if
it's concrete floor, just go w/ "glue down"--relatively simple process. if
it's plywood, need to nail it. |

Also, buyer or seller market is not determined by the listing price. It is
determined by the supply and demand. If the inventory is only one months and
you have 6-months demand (which applies to most of SoCal), you have a
seller's market. |

the mortgage rate and increases the ROI from rental investment. And the
price appreciation is making investors more motivated. There are many levels
of returns that investor would accept. Professional RE investors want 10%
return. But packaged into REIT, people would be very happy with 7-8% return.
Then we have mum-and-pop investors who would be happy for 5% return because

inventory down 16% vs. Jan
inventory down 72% vs. last year
sale-to-list at 100%
For a city with a population over 103K, it now has 146 active inventory.
Although it is far better than MM, which has a population almost 70K, but
only 24 active inventory.
Both inventory level is less than 1 month, but MM only has 1/2 month. That's
how tight the inventory level is in SoCal. |

cash registers have not been changed - reloadit cards simply won't scan
