们 county 的 property record，比一下这两个房子再加上街上别的类似房子的
assessment value，然后按比例算一下就差不多了，当然内部装修啥的没办法比。
那排一个有unfinished basement的刚卖了12万。我想知道右边那个没basement我应该
出价多少。假设内装修什么的也一样。
多几千。真是搞不清一个unfinished basement到底值多少钱。 |

小区一： 开发10年，400户，临湖尾巴的lot。小学中学高中10:10:9的rate。
小区到学校都是差不多2mile左右的距离。
42万，unfinished basement，2 story family room，3300 feet.
按照历史数据，这样房子这地区10年差不多顶多resale个45万左右。
住户比较平均的professional ppl。
小区二： 开发4年，80户。小学中学高中10:10:9的rate。小学quite close，middle
稍远。
34万，unfinished basement，2700 feet。周边全是高尚社区。
最最最关键的，是小区左边一大块空地已经被规划为商业区，要建一个以
grocery为主的shopping center。按照规划，紧挨小区挖个小湖，
也就是小区和grocery building隔着个小湖。

候觉得小，但是因为看到官方数据是一样的，也没有多想。
现在快close了，做贷款的时候银行测量finished 只有2600多，unfinished area 有
270尺. 就算说，总面积是一样的，但是在county的记录上是没有这个unfinished area
,我们买的时候也是按2900 finished area 买的。
到了这个阶段我还能要求降价么？毕竟是他们提供的数据不对啊？
如果back out能拿回earnest money么？

发帖数: 501 | 5 你可能想装 pre-finished 的地板，prefinished 的地板是 DIY 的首选，比
unfinished 的地板简单一些。
但是真的 pre-finished 的地板显得 cheap.地板和地板之间的缝隙是灰尘的集结地，
很难打扫干净。
unfinished 的地板因为工序多，要打磨，要相关的各种机器，比较贵，租机器要花钱
，而且抬机器挺重的，所以 DIY 一般干不了。

看中一处Foreclosure 的房子，是fennie mae的，各方面都挺满意，学区房，朝向，
floorplan，我想要的都达到了。我第一次注意到这房子，联系Agent去看，返回的消息
是有multiple offer，两天前已经结束报价。一周后，我们Agent 告知我们由于上一次
seller接受的那个offer对方在第二轮退出，所以现在seller又进行新一次的报价。
网上挂出这房子，两次降价后，现在是315,000，我们报了280,000，之后seller又通知
因为有multiple offer，seller要求给出highest offer和best offer，截止日期就今
晚。然后我们又加到290,000。
我们Agent之前和现在都说至少300,000还有可能拿下，但也不排除也许有人看是
multiple offer而选择退出的可能性。而300,000是我能付出的最高价格了。
我查了Zillow，这房子附近有和它同样房型地下室finished上半年上市350,000，成交

说绝大多数人装3.25寸的因为冬天太冷夏天又热。宽的实木地板膨胀冷缩太厉害，地板

另外我在麻省。在angies' list 上看taozen的评论很好，就请他上门估价。我本来是
打算如果没有大问题找他的，一来实在太忙，没想货比几家，另外有经验请review 好
的angies list provider,价格往往差不多.因为对Angies list 很认真并付大笔费用给
angies list 的contractor, 对其他honorable contractor 的价格已很有数。谁知这
次大跌眼镜。我问他应装unfinished 还是refinished. 他并不从比较优劣和现实条件
出发，直接说我是他所有客户中第一个问二楼装unfinished的问题的。言下之意我根本
不应该问。
来后情况还可以，他向我推荐oak 或maple的木板。我说我想装5寸宽的地板。他只是说

5" wide unfinished. The installer thinks you want 5" no matter what. It is
doable, just at a high price. BTW, $10 a sq feet is a very reasonable price
for unfinished. The surfacing process is a big mess. Even for prefinished,$
10 per sq feet for 5" wide still sounds too low. The material cost will be
at least $6 for floor + $0.5 for underlayment + $1 for other cost + $x for
subfloor if needed.
Just my $0.02.

。跑了几回，今天还去跟订门的柜台聊。明明我订的是有颜色的，最后给的是
unfinished。
大门分unfinished,prefinished, painted,最好还是实地看。
建议：我最后选的可能会是Home Depot 497刀左右 fiberglass的。据说纯木的需要比
较多保养。
今天整个下午几乎都在看大门。

只是画面单调了点，贫乏干旱的黄土地，间或有些绿色点缀其中，远山也是光秃秃寸草
不生的样子。顶上倒是朗朗晴空，能感觉到外面的气温比开罗高出不少。经过的村庄看
上去空荡无人，不见绿化鲜有农田，最气派的建筑一般都是清真寺。
中午时分，终于到达终点站阿斯旺，看看表大概行驶了13个小时。一下车，当地travel
manager Yasser 和导游穆罕默德就热情地迎了上来。他们应该不是“Egypt 7000”员
工，而是在上埃及地区的合作伙伴。即使是欧美旅行社，组团估计都是这样一层层外包
下来，经济有效。作为游客，我们每跳过一层，花费就应该降不少。
阿斯旺，是埃及的南部重镇，在古代是通往努比亚地区的门户。它是世界上最干燥的地
方之一，据说已N年没有降雨了。但同时，阿斯旺也被誉为埃及街道最整洁最漂亮的城
市。确实名不虚传，让刚从开罗烟囱里钻出来的我们精神为之一振。提起污染，开罗不
幸在全球污染城市排行榜上名列前茅，和开罗比起来，咱们的北京真是人间天堂了。

踩上去.
PRE FINISHED 是FACTORY FINISHED, 是POLYURETHANE FINISH 非常耐操. 自己ON SITE
FINISH 专业工匠都没FACTORY 做的好. FINISH时好几层,几天里防灰尘要求高,有灰就
永久粘上了.
砖的话美国的标准是WOOD SUBFLOOR上先得钉一层1/4" CEMENT BOARD. 都是扎实的. 但
一个JAR 掉下去还是要碎. 这就是为啥CONTRACTOR 给你做好后还给几块备的, 怕砸碎
了配不到. |

转而告诉了读者。
the hobbit, trilogy好看；希玛丽尔也很迷人。后一本叙述成文，有一种朴拙
肃穆之美；随便一段故事，都可以拓展成一本小说。补充材料还有unfinished tales。
另有the book of lost tales (1, 2)，这是希玛丽尔， unfinished tales的早期
雏形，活泼一些，也更为粗糙。由此也可见后来文字的美丽，实是许多年的功夫精炼
出来的；trilogy的好看，也是背景里有几千年的历史，底子深厚。许多细节在大段
景物描写，对话诗歌的淹没下很容易被忽略，一旦发现了就觉得很有意思。我直到
看第二遍才发现Elrond是Galadriel的女婿，Arwen是Galadriel的外孙女，Elrond的
LP因为被orcs所辱，对中土不再留恋，而去了西方不死之地。可伶的Arwen，嫁了Aragorn
，岂不是再也见不到老妈了。。女生外向。。

第一次装修房子，没经验啊。。关键是装的UNFINISHED。当时材料公司派人送来货放家
里时，给了一张收据我，确实写的也是CLEAR的。关键是装修师傅说UNFINISHED很难看
出来是什么货色，得等做完油才看得出来。另外他订的是CLEAR的，材料公司确实也是
当CLEAR的发出来的。。。结果他就这么给装了。。。所以他觉得他没有任何责任。。。 |

民主与人权这两个完全起于西方的概念，前者可追溯到古希腊时代，后者则兴起于文艺
复兴与启蒙之时[1]。然而，自19世纪末以来，中国知 识分子对诸如自由﹑平等﹑社会
契约等一揽子西方思想观念和价值观如此着迷，以致于他们一直致力于将这些观念移植
到中国来。1949至1976年，中国大陆 的知识分子无法就民主与人权进行严肃的讨论，
而同时期的台湾和香港，自由思想则非常活跃，在那里，民主﹑自由﹑平等与人权受到
了凸出的关注。这一新的思想 在中国大陆以外的发展，我们可以分辨出两个不同的流
派。
一方面，中国自由传统的主流是以反儒学的面目出现的，在五四运动以及后来集结在台
湾《自由中国》周围的知识分子则强化了这一立场，而“发行人”胡适则独一无二地具

Fingerprints on paper, cardboard and unfinished wood can last for up to
forty years (per actual casework histories) unless exposed to water (and
contaminate transfer prints can even then sometimes persist). Fingerprints
on non-porous surfaces such as plastic, metal and glass can last for many
years if not exposed to water and if left undisturbed.

员，但我们家住的是townhouse，一栋法式的楼，一共三层的，一楼是两个客厅，一个
中式的一个西式的，二楼是三间客房，三楼是主卧三间房，还有四楼半就是阁楼（
unfinished）专门用来堆杂物，两个半卫生间，三楼还有南北两个阳台。算起来估计多
超2000sqf了，一楼还有锅炉房，冬天取暖靠热水丁，当然那时候没有中央空调。有小
汽车，弄堂后面是一排汽车间，有电话。
1949年以后呢, 电话，热水丁全给拆了，房子给共产了，房子归了国家，然后陆陆续续
搬进来7家房客 ，厕所变成公用的，弄堂后面的汽车间也改成住房了，于是中国人民从

法，也就是开放中国「鬼城」。
《路透社》报导，欧洲近期涌入数十万人，但同一时间，中国也拥有超过上百万
的新建无人公寓，以及几乎看不到人影的新设城市，该名记者认為，那如果这些房子都
提供给难民，问题不就迎刃而解吗？
报导指出，目前中国有高达2000万至4500万户的房子无人居住，有将近6亿平方公
尺的楼地板面积上找不到一个人。但这些「鬼屋」并不是真的没有「主人」，大部分的
房子在盖好之前，就已经被人买下了，原因当然是预期那个地方的房价会再上涨。
但该名记者也表示，要把「鬼城」提供给这些难民，实务上不太可能达成，因為
除了让大批难民跨越地球一大半，本身就是政治大麻烦外，这些难民需要的也不只是一
