面积1023 sq ft，位于二层，有独立入口。一间主卧带卫生间，一间客卧，卫生间在旁
边。房间窗户大致朝东。两间都有很大的walk-in closet。可供2到4人同时居住。公寓
内有2013年才安装的新洗衣机、烘干机以及洗碗机和微波炉。有阳台，并附带一个储藏
室。有一个covered parking spot, 很多open space parking.
小区服务：24小时maintenance，露天游泳池，健身房，网球场。

最近东湾看了不少房，好像~750k 新点的房子有好多都在windemere,但是哪儿的pt 是1
.5%。物有所值吗？ |

能是在1.4％左右。

发帖数: 2972 | 12 没有什么固定的差价. Windemere因为税的原因,市场一SLOW就特别难卖,导致市场上的
房子积累越来越多,价格差距就大很多.市场好的时候,Windemere一样抢,差距就小很多.
所以我一般不推荐Windemere. 想要Dougherty Valley High,选GALE RANCH; 院子要大,
只有CALIFORNIA HIGH周围的老区.
SPECIALLY ASSESSMENT应该不是免税的. 只有1%的PROPERTY TAX是免税的. 当然需要和
你的CPA确认.

meadows明显比附近几家别的好，也贵，双层玻璃，室内洗衣烘干，有ac，院子里面有
些大树挺好看的
旁边的macara和windemere相当于一家，中规中矩，价格便宜
那个park旁边有个啥啥hill park啥的那个，manager金发碧眼，然后说他们有房子就会
贴在cl上，让我看cl就好了，汗。。。
还去看了grove，感觉比较差，唯一区别就是gated entrance，价格也不怎么便宜，还
威胁我说还会继续涨价
还去看了一个，在grove附近的，似乎房子之间艰巨稍大
他们之间的utility也不同，总的来讲，感觉macara和windemere性价比比较高，还有白
送的cable和internet
那个park我也路过看了一眼，发现里面很热闹，所以住在紧邻的旁边也不见得是啥好事
儿。。。 |

推荐windemere apt，条件不错，门口就有公交，离北校区稍微远点，但是比
willowtree什么的好不少 |

但肯定不是Shapell。因为当时好像Shapell要交HOA，他的builder不需要，但是
property tax高达1.7%，说比交HOA的好处是可以抵税。 |

哪都不靠，大片住宅区，生活不方便。san ramon靠680那边方便些，但可能90后的SFH

发帖数: 48 | 49 我住windermere。当时还真没有纠结过，因为距离商业区10~15分钟对我来说和5~10分钟
差不多，但社区环境和学校好坏我当时买的时候windemere大比分胜出。而且学校分数还
在逐年上升。
这两年dublin ranch是还发展得不错，不过我已经扎下来了，就安了。也不想为了
将来有可能不错的地方而再纠结了:) |
