假定15 yr fixed 和 30 yr fixed 利率相同,如果贷30年的过程中有余钱投入本金,
最后15 年付清,假设每个月投入的本金和15年相同,那么最后是不是二者总共花的利
息相同?
如果上述结论成立的话,假设15 yr fixed 和 30 yr fixed 利率相差0。5%, 贷款41
万,贷30年最后15 年付清,利息相差2万,但是贷30年可以有更大的灵活度。
我的理解对不对呀?

monthly pure income (after tax, 401k etc.) about 9600. currenly has a car
loan (~870 monthly, 0 APR) 2 and half year left. no child, first baby coming
this winter, house close end of this month. future mothly property tax
about 1000. both of us with relatively stable job.
mortgate about 2050 for 30 yr and 3060 for 15 yr
still feel not safe with 15 yr monthly expense.

got a low interest 15 yr loan 3 yrs ago at 2.75%. Considering later the
house could be rented out. But rent can be $1500 - $1600.
Currently the monthly payment including everything is $1650.So the possible
renting can not make up the morgtage.
I come up with an idea to refinance 15 yr term to 30 yr term. The monthly
payment is much less. But the interest rate should be much higher.
Can you give me some comments regarding how good my idea is? Thanks a lot!!!

关键问题是看你现在每个月的压力大不大。15-yr fixed与30-yr fixed在这个问题上就
两个区别,一个是每个月15年payment高,另一个是30年的总利息会比15年多个十几万
。由于租金是客观的不会随这两个的切换而改变,所以,如果生活压力不大,想省利息
,那么就别refinance;反之如果每个月还是想要那个正的cash flow,多付点利息也无
所谓,那么可以refinance成30-yr fixed,以后计划有变再refi回来也可以。

Hi folks
Just wanted to give this good news that 2nd yr fee is most probably waived
for those who got on Amex Gold 50K points, 2-yr fee waiver deal and some of
us actually end up getting 75000 and then 50000 offer. I called them
yesterday coz I wanted to cancel the card as I did not want to pay 2nd yr

既然一两年后有闲钱,说明你现在是收大于支,那么为什么不现在就改成15年的?
另外如果两年后你肯定要refinance,为什么不做3-yr或者5-yr ARM,这样利息低很多。

今天10-Yr Treasury Note的回报率(即yield)已跌至2.91% (http://finance.yahoo.com/q?s=^TNX),这对贷款利率特别是固定利率而言绝对是个好消息。希望今明两天就能在贷款利率上反映出来。
有人做过统计,通常绝大部分30年固定利率的贷款不超过10年即会被refinance掉或因
为房子卖掉被付清。所以30年固定利率的贷款在华尔街市场上和10-Yr T-Note的回报率
(即yield)有大致的相关性。这也就是为什么10-Yr T-Bill的是衡量房贷利率的一个
比较好的标杆。

10 Yr ARM的rate一般都没有什么吸引力,一般只比同条件下的30年固定好个0.125%到0
.25%。5 Yr 和7 Yr的ARM的rate相对更有吸引力。

I replied a post couple of wks ago saying these are basically the same thing
w/ 2 different names.
I have to correct this now. Just read about the description of these 2
within a same program, the differences are:
Trans-yr will have only one block of ICU/CCU module, and one of general
surgery.
VS.
Prelim-yr will have two ICU/CCU but none in surgery.
So, it seems like these 2 do have some degree of difference. Just don't know
what that is.

trend. a short term borrowing instrument.
T-Note--for intermediate term. < 10 yr maturity
T-Bond--long term w/ longest maturity. 15, 30 yrs...
T-Bill/Note/Bond are all US gov't debts w/ short/medium/long term maturities
. btw, "T" stands for (US) Treasury :p

为什么大家一般都喜欢 5yr 或者 7yr ARM, 对于房价较高的地区,我觉得目前的形势
10 yr ARM 是个不错的选择,原因如下:
1. 长期看利率上涨. 5yr ARM 以后能不能找到低利率 re-finance 都不好说。当然如
果5yr 后refinance 成 15yr frm 是可以。不过5年后弄不好15 yr frm 的都要 5.*%了。
2. 对于7yr 10yr ARM, 如果猥琐男女省吃俭用。10yr 到期,如果rates 很高的话,一
下子还上全部或者大部分的pricipal就可以了。
但貌似要10yr ARM的不是很多呵。难道我想的不对么。

是的,利率会比15-yr/30-yr fixed要低,而且,如果5-7年内会换房子,那么选ARM比
较合算,其它要考虑的因素可以参考一下几点:
一. 风险偏好
除非发生经济滞胀,ARM的利率肯定会比fixed要低,那么关键问题是:这个低利率在5
年或7年的固定期过了以后会不会涨?会涨多少?事实是没有人能够回答这个问题,就
如股票市场的涨跌几乎无法预测一样。所以说,如果你是一个保守的人,一个厌恶风险
的人,担心ARM利率在固定期过了以后会涨的很厉害,那么最好还是选择固定利率;如
果你对风险不是很厌恶,那么不妨选择ARM。
二.既得利益
ARM利率有一个好处,就是至少前5或7年的利率低很多,也就是说这个好处在前5年或者
7年是锁定的,没有人能够改变。那么之后呢?生活有时候就如利率,是不能预测的,
小孩的教育支出,换工作,unemployment甚至是死亡。那么何妨不在这能够预测的5至7
年以内把利率先拿到手呢?再者,在ARM的固定期内,如果整体利率能够降低,ARM利率
总是可以refinance成fixed利率或者一个更低的ARM利率的(固定期重算)。再者,如
