若在每个月的房贷上多还些的话,能省多少利息?
具体一些,假设是这样的情况:
40万美元,30年固定利率贷款,利率4.5%
若是正常情况,每个月还款$2026.74,第一个月付利息$1500,
即$400000*(0.045%/12)=$1500 (真黑,这时候就不来1.045开12次方了)
还本金526.74;
第二个月付利息$1498.02,还本金$528.72。。。
但如果我第一个月就付$5000,那么第二个月的利息是$1498.02还是要按照
当时欠的钱来重新算利息,即($400000-$3500)*(0.045%/12)=$1486.875的利
息,而还的本金比例就更大了?
上面两种算法的差异到最后挺大的。若是每月利息都是在最开始就算好,那
在能付清贷款之前没有意义多付一分钱;若是每月利息根据欠款数量来动态
计算,那么有点闲钱而有没有收益更高的投资手段时就可以来多还些贷款来
省利息。

但如果一个人已经有很大的类似的投资了,从分散风险的角度,可能会避免
相关系数很大的投资。
还有就是这不是退休帐号上的钱,投资收益也是要交税的,所以还是要和4.5%
而不是和3%比较
