我想过买home warranty ,一年500刀，然后租户修东西自己出75刀deductibles.
还有就是找长期合作的contractor, 但是也很麻烦操心，很多时候是欠人情，有些小修
小补的，虽然没有收钱。
大家怎么解决呢？ |

太天真了，绝大多数需要修的东西home warranty都不包括的，而且我觉得租客不会接
受这样的条款的。 |

, it saved me lots of headaches.
But I have learned my lesson too - I once prepaid a 3-year contract for a
home warranty company because it's dirty cheap, but it filed bankruptcy
after half year.
Currently I use AHS (google it), it's more expensive, but it rarely declines
any claim and always dispatches service calls promptly. Of course, like
any home warranty firm, you will find tons of negative reviews online, but I
am happy with it so far. |

现在一套没有买发现好多要修，不如一开始就买算了。
看来有人认同我。

发帖数: 1230 | 8 可能是我们比较handy，简单的我们就自己修了。麻烦的，有熟悉的contractor。我们
的租客主要都是student，lease里面我们没有deductible。我觉得大量、严重的问题，
AHS/HOME WARRANTY不会同意轻易彻底修的，特别是在问题已经出现之后再去买他们的
服务。。。。否则他们怎么盈利。。。。 |

works - pool a lot of people's money to help a few.
我有一年没有一个claim， 4年前AHS二话没说换了一个空调， 不过今年另一个空调有
同样的毛病， 它只报了一千。 |

我特别强调如果water heater or AC 坏了无法修好，你们会买个新的给客户吗？他说
会的。
我现在的water heater 有 13年了，刚修过二次还能用，万一坏了买一个安装起码
700， 所以刚刚决定买了ahs的保险。 |

claim processing 想方设法拒你。 |

After a while, it is kinda hard to keep buying it.

expense考
