这些费用都需要我们付吗？从表中， 卖方和贷款方都不需要付任何费用吗？另外， 我
们是在oregon state。 如何才能知道这些费用是合理的呢？

发帖数: 206 | 3 刚开始的时候， 我们准备带$20万， 代理说按1%贷款额付这一项（origination fee).
后来， 我们决定带$15万， 代理又说按1% 或者最低$2000的费用收。我们也觉得代理
有可能撒谎。刚开始倒是问了其他的代理， 不同的公司给出的费用很不一样， 但是总
的数目倒是都在$3000-5000 左右。 所以没有仔细比较。如何能够知道合理的价位呢？
我们就要closing， 而且目前只是和这一个代理淡的。

cover your closing cost. You should not pay both. Check with your friend.
Maybe your state is different. |

什么钱都不收的title company 或者 loan agent，可能给你利率高，或者别的什么地
方他们赚到钱，自己吃了亏可能不知道。所以还是要综合比较，
不过贷款的时候谈利率就包括谈关于贷款的额外收费，如果收1%，利率跟市场上一样的
话，是不对的，loan不需要经过买房的经纪，也不一定要以但是这个公司，可以多比较

origination fee may be the brokerage fee.

别的， 比如税。 不过， 房子价格的1% 基本就是closing cost 是对的。 我买的几个
房子都是这么个算的。 我在加州， 洛杉矶。 |
