seller offer 了一万多closing cost,不想买点,怎么样才能最优化利用不浪费这
closing cost呢?我想多prepaid 一些
property tax 和 hazard insurance,最好能付12个月就好了。

我的Loan Agent说FHA Loan有限制,不知道非FHA Loan是否一样

It's not possibal to reserve escrow account to 12 month. If you close after
May 10th, you need to reserve 8 month insurance and tax, at closing you need
to pay one yr home insurance. How about the closing cost your mortgage
agent quote for you? Add them together still not over 10000, just ask the
seller reduce the sale price, let your agent prepare a amendment to show the
new sales price.

Thanks for your answer. Current my mortgage offers me 4.875% with one point
and four months of prepaid
property tax and hazard insurance. There are still a couple of hundred
dollars left. It is very unlikely that the
seller will reduce the sale price because it's a shorsale and nobody wants
to go through the bank approval
process again.

You can ask the seller buy a casher check to pay the difference at closing
( under the table, don't let the title company know)
