j********d 发帖数: 157 | 4 Be careful on appraisal: Your house may be appraised much lower than before,
and then the bank will force you to pay down loan amount <80% of value in
order to do the the refi. If you don't have (or don't want to use) the cash
to do so, you loss ~$350 appraisal fee, and nothing else happen.
If you want to do a refinance, DO ASK the bank to pay appraisal fee, so you
can walk away without a loss if appraisal comes low. They probably won't
agree, but let them hear your voice.

后不是No Cost,不去签字就好了。

could be a potential opportunity loss, if interest rates rise significantly
at that time.
Good to get clear as much as possible at the beginning - from homeowner's
stand. Of course, banks would like it to be in frog - they have nothing to
loss and homeowner loss some fees .

I really want to hear your opinion on the some questions concerning
appraisal:
1. Generally, is it a waste to spend $300-400 on appraisal every time?
2. Who should pay this $300-400 if and when it has to be spent?
3 Could this get changed if there are enough homeowner insist on it?
It shouldn't impact agents interest, should it?

Is it a waste to spend ~$350 every time refinance (regardless who pay it)?
If we can start with computer based appraisal, why not save the money and
spend only when either bank or homeowner want to spend it?
By the way, do you charge your clients appraisal fee if the refinance is not
closed?
