下周做inspection,30天内要带到款,下个月底close,33万的房子,20%downpay,30
年fix
现在可选的是:
1。agent推荐的两个broker
2。自己的银行:chase或citi,现在chase有个什么cash back promotion,不知道值不
值?

3。学校里面的一些银行如boa,citizens,people's bank,说给学校雇员0。5到
1point,这个相当于多少rate呢?
值不值得为了这个开个账户呢?
关键是这个阶段很难比较,因为不知道closing cost上会差多少。是不是broker给的一
般都比较低呢?是老美。还有
broker给的贷款其实最后是不是还是从银行带?因为想用chase送united mileage,不
知道找broker还能不能享受这个
promotion?

Application fee/appraisal fee: $395
Underwriting Fee: $295
Flood Determination Fee $14
Processing Fee $300
Courier Fee-Bank $30
Abstract or Title Fee $200
Attorney Fees $700
Title Insurance $995
Tax Service Fee $84
Recording Fees $200
Wire Transfer Fee $30
________________________
Total $3,243
And for BOA, they said BOA related cost ~$1700, non-BOA related $2300, so
total about $4000
Also, I am in connecticut.
2. And for the rate, I think I got it clear now, that they will buy us 2
points( which = 0.5% rate), today's rate,
they said is 4.375%, so that will be 3.875%. This is special promotion for
the faculty's in our school. So is
that very good? Then maybe I should save my time and energy to find a broker
and go with them?

选一个有经验的mortgage broker,再通过他(她)选一家各种费用较低的escrow
company,是买房子贷款时省钱的良方。
比较mortgage broker和银行,可看他们都收多少Loan Origination Fee。当然是越低
越好。

谢谢!是不是如果直接从银行走就没有escrow company的选择问题了呢?
今天问到BOA直接给学校雇员减0。5的rate,就是3。875%,已经低的不敢相信了,是
不是broker不会比这个低了呢?
各种费用一共要$4000, chase 只要$3200

1、不管通过broker做或直接从银行走,都需要有escrow comapny。银行也会选自己的
escrow company。注意要比较各项费用。如果你所有的closing costs都加起来才$3,
200的话,那是很不错的了。
2、15年固定买房贷款今天我们可以做到3.75%(当然还要看你的贷款额是多少)。

抱歉,我没有说清楚,$3200 and $4000这些是不包括prepaid tax and insurance的。
如果包括是6800-7000左右。
Is this high?
另外3。875%是no point 30年fix的rate. Isn't that very low?

1、一般讨论closing cost时,是不包括prepaid tax and insurance及pro-rated
interest的。你如果能把Chase给你报的closing costs一项项列出来,本版的各位大虾
们可以帮你评论评论;
2、30年固定利率3.875%?!惊呆中!

因为我们不做麻省的贷款,所以不知你列的这些费用是否合理。但如果和南加州的
closing costs来比的话,总体上来讲还是相当低的。
至于你的超低利率,可真是好deal。其他要买房的会羡慕死。

I am totally a green hand, my understanding is:
The points BOA gave (0.5%) can not be directly deducted from the loan rate 4
.375%
so it is not correct to calculate your rate as : 4.375-0.5=3.875%
this half point can only be counted as fee deduction. For example: if you
have 300,000 loan, 300,000x 0.5%=1500. So you can get $1,500 back in fees.
Not sure I am right though.

Yes, you are right. The promotion they give is 2 points not 0.5 points.

BOA给的是0.5个Point,大概相当于0.125%的利率.

3.875%是很低了,别的地方如果没有这么低的rate,就去做吧。毕竟rate还是最重要的
。broker是不会帮客人买point的。但是在做之前一定要问问清楚他们到底offer的是什
么rate,总cost是多少。
另外,没觉得Chase的rate会好。Chase他们里面的人都是到别的银行办mortgage的。
mortgage rate跟是不是在那个银行开户似乎没有太大关系,除非对你们学校的雇员有
特别的优惠。
