settlement fee $225
lender's title insurance $738.70
title exam/binder/title search $270
owner's title insurance $961.82
费用合理吗?lender's title insurance and owner's title insurance都是必需的吗?
尤其是后者,新房也需要吗?谢谢

不知道你房子的情况，不好说多少。多找几个银行做quote，比较一下费用 |

始不买的话，日后refi的时候似乎要多付几百刀做个什么，具体是做什么不太清楚，
title 公司的人给我讲过一次，俺没记清楚。 |

Lender's title insurance is a fee that is a required fee to insure your loan
and is a borrower paid fee. Owner's fee is optional but highly recommended.

insurance的40%，简直是微不足道，所以可见不买也没什么问题。

contractor们没有收到builder的付款，林林总总往房子上面加了十几个lien，要是没
有title insurance的话，哭都没地方哭去。 |
