1. When can I get a good faith estimate from lender? before or after loan
application?
2. Can I still change lender after loan application? Is there a penalty?
3. When I apply the loan, do I have to lock the rate at the same time or I
can do it later? Can I negotiate a float down during the lock-in period when
I lock the rate?
Urgent! Help!

1. 理论上应该需要申请以后才能吧，因为lender至少得知道你的信用记录和你的首付。。。
2. 没有penalty。申请了以后又不是说你被批准了。
3. 不用lock rate。可以negotiate但是各银行的政策不一样。

. Bank may give estimate on other settlement costs, e.g., title insurance,
you don't have to compare among banks because they are estimates, not
charged by the bank. |

2. 可以换lender、broker，不过，如果已经做了appraisal了，appraisal fee无法退
回。
3. 关于lock rate不同的lender有不同的要求，有些lender比较flexible，只要在
closing之前的第四个工作日lock了就可以，有些lender要求先lock rate再进行
process。一般来说lock rate之后没啥机会negotiate rate，通常来看，如果rate
lock期间rate下跌0.375%或以上，是可以跟银行谈谈降低rate的。有些银行offer付费
的float down，当然也有银行不定期的offer free的float down。一般情况下
negotiate的机会不大，因为没办法用当初60天的lock跟如今15天的lock的rate比较，
通常情况下不会跌那么狠的。 |
