上,和yahoo finance的everage mortgage rate。你可以看看报纸上可不可以找到
local的broker。多问几家就清楚市场了。

APR = (monthly rate + 1) ^ 12 - 1, I guess you refer annualized compound
interest rate.
In some sense, you are absolutely correct. However, normally, but not always
, in the mortgage industry, (effective) APR is the fee + compound interest
rate.
In order to let borrowers shop around, APR is used to have the same benchmark regardless how the combination of cost and rate is evolved. ($2000 3.875% vs. $5000 % 3.125%)
In the special case (i.e. no fee), APR rolls back to rate if we could (temporally)
ignore compounding effects.

BTW, compounding effects may play significant role in the investment arena, especially long term retirement plans (i.e. 401k. 403b, Roth IRA, traditional IRA, SIMPLE, SEP, pension, etc)
