they will be liable.

发帖数: 3244 | 5 if it's a lien already and the seller buys a title insurance, you will not
have any problem for this and your escrow will take care of that. without
cleaning the lien, the seller can not sell it to you and if the lien is
still there after closing, your title company have to pay that for you that
is the purpose of the title insurance. don't worry.
