For primary residence, unless loan amount is way too small, otherwise, I
always suggest my client to go for No Point No Fee refinancing.
Assume you take 4.125%, once the rate drop to 3.875%, you still have chance
to do refinance. :=)

extra credits toward escrow. As of now, you can get around $700 for a loan
of $400k.
