，昨天查了Zillow的估价是145，700，Chase的估价是150，000。问了一个Chase的朋友
，建议出价140，000。Zillow上显示这个房子的价格处于下跌状态，过去30天下跌2500
。不知道各位觉得多少的出价比较合理？
这个房子listed了65天了，seller降过两次价，但是每次就只有400和200.
小区还不错，但是离铁路比较近(70米左右）。就是离上班的地方很近，我比较懒。

The seller reduced the house price twice, only $400 and $200. My
understanding is that the seller really doesn't want to reduce the price,
but just try to keep his/her list fresh by doing this gimmick. I highly
doubt that he/she will accept my offer of $140,000 or counter my offer.
BTW, it's weird that the seller said that he/she changed the roof in 2009,
while the house was built in 1996. Usually, a roof can last about 30 years,
according to my reading in this forum. Should I bring this topic up to my
agent?
