啥是3% closing cost? 怎么有3%这么高？什么的3%？purchase price？

发帖数: 5191 | 2 根据贷款人的条件不同， 贷款的Cost也不同。 但总的来说可以分为三部分：
Appraisal Fee + Credit Report Fee
Lender Fee
Escrow Fee
其中Lender Fee 和Escrow Fee又包括很多不同的收费项目。作为申请人，不用明白每
一个细节，只要是no closing cost, 就应该cover这些费用。
如果是Refinance，贷款方只有一个， 上面的费用大致可以确定。
如果是Purchase Loan,因为涉及Seller和Buyer双方, Seller会付一部分Cost,同时
Escrow也是Seller选定的，作为buyer的loan agent,一定要有Contract和Escrow才能确
定Buyer要付的Cost.
Closing Cost除了上面的三部分，严格来说还包括Broker commission和interest,
property tax, insurance(如果是impound)等等. Broker commission加上Lender Fee
总称Origination Fee.但是因为Broker commission是由Lender来付的，和borrower没
有关系 。同时property tax, insurance也是预付的钱， 不算真正的Cost。所以这一
些费用在计算Closing Cost的时候不应该算在内。

escrow的费用是不是应该seller付？不是的话，也不是很多钱，对不？除此之外还有别
的费用木？
