Purchase: in most cases in CA, buyer does not have option to pick up escrow
and title company, so they are more expensive.Compared with refi, it takes
more attention/email/phone call to get purchase loan done.
Refinance: most likely your mortgage broker select the most price
competitive for you (for no point no fee refinancing).
Purchase closing cost is likely higher than refinancing for the same case.

我的情况这样:370k的房子,20%首付。
整个的closing cost是6000块,包括了harzard insurance/property tax 3 month
reserve 2000多,另外还包括了1200的hazard insuarnce premimum 1200。
项目不少,有些我分不太清楚是跟贷款有关或无关。
owener title insurance 是seller买
其他全是borrower的事情。
这些合理不?

Cost) and RCC.
RCC (Recursive Cost), includes but not limited to home owner insurance (
hazard insurance) and property tax, etc.
Property tax will accompany you forever as long as your are the owner which
is independent of your mortgage.
When you have loan, the beneficiary of your home owner insurance is lender (
not you), therefore it is required.
Normally, in CA for standard sale, seller will pay government transfer tax,
one year home warranty and owner's title insurance.
