buyer要求我付以下费用:
All association transfer and related administrative fees and/or costs
affiliated with the transfer of property shall be paid by: seller
这个我们association transfer是175。我倒是没有问题。不知道还有别的transfer
fee没有?问了我的sale agent,她说没有。但是我看我买房子的时候,我作为buyer还
付了一个transfer taxes 有1300块。不知道这个算不算是transfer fee?
还有就是buyer有个条款关于title expenses。Cost of title seach or abstract,
mortgagee's plicy and owner's policy shall be paid as following:
title search or abstract and owner's policy paid by seller, mortgagee's
polciy paid by buyer.Buyer to receive benefit of simultaneours issue.
这个我要付哪些钱?
我的sale agent很不给力。差点闹反了。但是我急于卖房子搬家,只好请教大家。

还有就是合同上没有指定closing company。我的sale agent就想我用她公司的。这个
closing company一定要写到合同里么?
buyer写的是tbc。
大家怎么找closing company和lawyer的?

先看合同,transfer tax是一家一半还是你全付。另外我个人觉得在你目前得情况下找
自己找的或朋友推荐的过户公司更靠谱。

合同上的第二条,purchase price, method of payment and closing expenses里的B-
closing costs and discount points:
1:seller expense: seller shall pay all existing loans and/or liens
affectiong the property, including all penalties, release preparation costs,
and applicable recording cost, seller's closing fee, document preparation
fee and/or attoney's fees, fee of preparation of deed, and notary fee on
deed. seller additionally agrees to permit any withholdings and /or to pay
any addtional sum due as is required under the forign investment tax act.
2. buyer expenses. Buyer shall pay all transfer taxes and recording fees on
deed of conveyance and deed of trust; buyer's closing fee, document
preparation fee and/or attorney's fees/ preparation of note, deed of trust,
and other loan documents, mortgage loan inspection or boundary line survey,
credit report, required resverved deposits for insurance premiums and taxes.
prepaid interest, re-inspection fees pursuant to qpp4qiwql.....
3. title expenses.就是我上面email写的。
这样的话,应该是buyer付transfer tax吧?

第一,卖家要求买家付的那些费用是在哪里写出的。第二,我个人觉得双方最好写明写
清楚具体是哪些费用,至少费用的title得写明吧,一个related让人心里嘀咕,毕竟
related可大可小。第三,买房卖房对双方来讲都是大事,合同不怕写得详细得都啰嗦
了,就怕写不清楚日后万一有纠纷扯不完的争吵,应先小人后君子。最后,过户公司最
好是熟人推荐的,不建议小公司不建议新公司,如果楼主第一次买房,建议找信誉较好
的华人公司和律师,至少听他们说术语的时候能要求他们翻译一下。
