731 | 2 I think you meant Real Property Tax. Depending on the township, the start of
new property tax rate is July 1 in my little town in South Jersey, but we
won't see the new rate till sometime late July or early Aug. If I close
before that, I will pay the tax on the old rate to the lender escrow account
. If the tax increased a lot after July 1, and your money in the escrow
cannot cover the tax expenses, lender will still pay it for you till the
next time they adjust your monthly payment to reflect the tax increase. Your
monthly payment could change from year to year. | F***Q 发帖数: 6599 | 3
assessment price is different from sales price, but they are correlated (to
a certain extent). There is typically a 1-year delay in assessment than the
sales, however, it is up to the town to decide the tax rate, and your new
assessment value for the next year. If this price is too high, you have a
window to file an abatement. The town assessor will come to your place and
reassess the property. They do not have to change the assessment if they
think your arguments are not evident.
