我的原帖太长,不得不新开一个:
我的卖房代理是个女的,能言会道,在那一带有些名气。
我选中她也是看到她是个老手,卖出的房子很多。不过,两个月的合作,对我的房子,
她无所作为。我跟她还有四个月的合约。她是她们那个公司的头头,手下有十几个助手
。显然,我不能给她公司打电话
要求把她开掉。
另外,合约上有这样一段话,我觉得也有点纳闷儿:
Seller specifically agrees if a sale or contract for sale is made within____
_days after the expriration of this listing contract with any persons to
whom the property was shown during the listing period,seller will pay broker
the agreed upon fee unless seller has entered into a listing agreement with
another broker ,then only one commission is payable to the then active
current listing broker. compensation will also be due broker,by renting the
property or granting an option on the property during the listing period,by
breaching any purchase agreement or by otherwise acting to prevent the sale.
大家觉得这个条款有没有陷阱啊?尤其是前半部分?
是不是不好炒掉这个女人呢?
如果不好炒掉她,怎么给她施加压力,让她在我的房子上给点力呢?

it looks to me to prevent you from not paying her in the case the house was
sold a certain period after the contract expires, I think it is considering
the latency between buyer buying the house and viewing the house. e.g. your
agent shows buyer the house today, your contract with her expires tomorrow,
however, the buyer decides to buy the day after tomorrow, then you should
still pay the agent, since it's actually she who sold the house.

你直接告诉她 我不卖了 然后delist
在所有买卖 贷款的过程中 要学会用自己的力量保护自己
这些乱七八糟的agent都只能听一部分 大决定要靠自己
天底下没有强卖强买的事情
卖家随时可以fire seller agent
买家随时可以fire buyer agent
前提是只签署一些disclore的文件,其他带胁迫性的文件不要急于签 先问清楚再签

不是不理解这段话,也不是认为这是不能炒掉她的理由。而是觉得这段话蹊跷。
因为没在其他卖房经纪人给的合同上看过。觉得有点不合理。

如果买主是老agent open house时候来的,好像就有问题。
所以大家去open house不要太老实。
