第一次买房,不懂啊。列出主要问题,大家帮忙看看吧
ROOF SYSTEM
Action Needed- Flashing is improperly installed at left side of chimney.
Step flashing is not under siding as required. Have aqualified roofing
contractor repair.
GARAGE / CARPORT
GARAGE DOOR HARDWARE:
Action Needed- Installing of a safety cable through the safety springs is
recommended. Safety cables are recommended to be installed through (in the
center of) the safety springs to prevent the spring from "flying" in the
event of breakage.
DOOR OPENERS(S):
Action Needed- 1). The opener rocking/wobbling during operation. This
indicates the support brackets/hangers are not rigid enough to prevent the
rocking/wobbling. Installing of more rigid supports or additional supports
is recommended.
2). The drive chain for the opener is slack and needs to be tightened/
adjusted to help assure safety and serviceability.
Recommend review by garage door specialist for corrections as needed.
ATTIC
ATTIC DESCRIPTION/CONDITIONS
ACCESS:
Action Needed- Pull Down stairs have been secured with screws/finish nails.
Screws/finish nails do not have the same shear strength as do 16D nails.
Most manufactures instruction includes using 16D nails to install the system
, therefore repairs are recommended.
ROOF FRAMING:
Action Needed- 1). Cut/removed/modified truss framing members are present at
(pull down stairs). Per the Wood Truss Council of America (608/274-4849)
and building standards, truss members may not be alter in any way without
approval of a licensed professional, therefore further review by a truss/
structural engineer is recommended to determine appropriate repairs.
2). Bracing has been removed. Have a licensed contractor repair as per truss
manufacturer/building standards.
3). Excessive bowing of, at least one, truss. Have a truss/structural
engineer review and design repairs, prior to closing.
CHIMNEY/FIREPLACE/B-VENTS
Action Needed-1). Stains observed on exterior walls of B-vent pipe in (attic
). This condition is a direct result of improper venting due to incorrect
installation or design of one or more of the following (height of main vent,
number of bends, size of main vent, height of vent connector, size of vent
connector and distance between appliance and chimney). A F.I.R.E. certified
chimney contractor should review and perform the appropriate repairs.
2). Clearance between wood/drywall and B-vent pipe is inadequate, it should
be at least one inch from combustibles;
correction is important. Have a F.I.R.E certified chimney contractor repair.
AIR CONDITIONING/HEAT PUMP SYSTEM
UNIT#1 CONDITION
MAIN DISCONNECT:
Action Needed- Exterior main disconnect is present and serviceable, however
the main panel breaker is larger than the manufacturer recommends (
manufacturer recommends a (35)-amp max. The breaker installed is (40)-amp).
Have a licensed electrician replace breaker with the proper size/amp.
PLUMBING SYSTEM
DRAIN/WASTE/VENT/GAS & SUPPLY PIPING CONDITIONS
INTERIOR SUPPLY PIPING CONDITIONS:
Action Needed- Evidence of past leakage and corrosion is present, above
water heater. Have a licensed plumber repair.
ELECTRICAL SYSTEM
GFI/AFCI OUTLETS:
Action Needed- No active GFCI coverage noted at kitchen outlets. I recommend
that a licensed electrician provide GFI coverage for safety. Have a
licensed electrician repair.
KITCHEN
PLUMBING & APPLIANCES
TRAPS/DRAINS/SUPPLY LINES:
Action Needed- The drain appears to have been installed in a manner
inconsistent with current pluming standards. Have a licensed plumber repair.
DISPOSAL CONDITION:
Action Needed- 1). Disposal is hardwired to the circuit. I recommend a
licensed electrician install an appliance cord toconnect to a dedicated
outlet (see attached photo).
2). Disposal has been wired to the dishwasher/dishwasher circuit. All
dishwasher manufacturers require or recommend theirappliances to be on its
own circuit, due to the amount of amps they draw (generally 10-amps).
Addition of the disposal on thesame circuit, which could draw between (6.2
and 10.3-amps) may exceed the rating of the circuit. I recommend a licensed
electrician review the data tags on both appliances and determine if repairs
are needed.
3). The electrical stress clamp is missing/loose on the service wire
connection. To prevent separation of the wiring and possible shocks, a
stress clamp should be installed. This type of repair should be left to a
licensed electrician.
4). Unit makes unusual noises/vibrates and/or shudders during operation,
indicating unit may contain foreign matter, or have loose or broken blades.
Have a qualified appliance contractor repair or replace.
OVEN CONDITION:
Action Needed- Ovens are required to have an anti-tip bracket installed to
prevent these units from tipping over. A anti-tip
bracket is not installed on this appliance. I recommend a qualified
appliance contractor install this device for safety.
BUILT IN MICROWAVE:
Action Needed- Microwave is too close to oven/range. All manufacturers
require a minimum of 18" between bottom of microwave and range top. Repairs
are required.
BATHROOMS
BATHROOM #1
EXHAUST FAN:
Action Needed- Exhaust fan is inoperable at time of inspection.
SHOWER DOOR:
Action Needed- Enclosure leaks at base/wall connection. Replacement is
required.
BATHROOM #2
EXHAUST FAN:
Action Needed- Exhaust fan is inoperable at time of inspection.
INTERIORS
INTERIOR CONDITIONS
WINDOWS:
Action Needed- 1). Frames are damaged in living room, right rear window.
Have a window contractor repair.
2). Entry window is inoperative, springs and broken and window is leaking
air. Replacement is recommended.
STAIRS/RAILINGS:
Action Needed- Handrailings are not "graspable". Handrails should be between
1 1/4" and 2 5/8 diameter with at least a 2 1/4" space between the railing
and walls. Suggest repair/upgrades for safety.
BEDROOMS
BEDROOM CONDITIONS
FLOOR/FLOOR COVERINGS:
Action Needed- Squeaky/buckling/loose sub-flooring is present in master
bedroom. Have a licensed contractor evaluate,determine cause, offer repair
options and costs to correct.
WINDOWS:
Action Needed- Insulated glass seals have failed, master bedroom older
windows. This has resulted in condensation/staining
to develop between the panes of glass. To restore visibility, replacement of
window pane/s is required.
ELECTRICAL:
Action Needed- Ceiling fan shakes/wobbles excessively during operation, rear
right bedroom. This could indicate loose/improperly balanced blades, or
loose mounting hardware.
