just received a message from our loan processor, saying that they're waiving
the appraisal for the property we're getting the mortgage for. While our
real estate agent was saying what a great deal we're getting, I'm wondering
if it's a good idea to forgo the appraisal altogether at all.

发帖数: 5191 | 3 should be a good deal. you pay $75 waiver fee instead of $400+ appraisal fee
. unless you want to use the appraisal value to bargain with seller which is
very unlikely in the current seller's market.

发帖数: 256 | 4 当你的broker把贷款提交给银行，银行一般会用Fannie Mae或者Freddie Mac的自动审
批程序，automated underwriting system；这个程序里面有一个系统估计的价格，两
房的系统认为你这个房子的价格肯定高于purchase price, 所以waive appraisal.
这种情况下，我不建议你再做appraisal了； 原因如下：
1. appraisl fee 大概在500 左右，没必要；appraisal waiver 只需要75.
2. 你的agent说是个好idea, 所以即使你们有apprisal contigency, 即使apprisal
value 低于 purchase price（几乎在这里不太可能发生）， seller 再降价的可能性
很小。
3.如果房子有些小修小补的问题，但是被银行放大，会带来不必要的麻烦. |

both my hubby and I have both enjoyed ~800 fica score respectively, so the
risk of the lender having to take a loss on the loan is minimal.
I was just wondering if we should do the appraisal for our own sake anyway.
and yet you have brought up a brilliant perspective.

到 appraisal waiver的approval，这能够为您省下好几百块钱。:)
如果不是特别需要做一个appraisa利用appraised value同卖方讲价的话，不用做这个
appraisal。Lender也会因为不用审核appraisal而使您的贷款更快得到批准。

回头发给我了个report，上边有附近类似交易的价格。
他们也不是完全不做，貌似还是派人去房子外边拍了几张照片，也在report里
