放在 EM 的位置。然后后面的是 FYI， 如果 Heat Pump
只有放在 EM 位置才能加热房间说明 Heat Pump 有故障
需要维修，否则浪费很多能源。
但是 Inspection 没有说你的 Heat Pump 是不是需要放在 EM
才能加热，只是说检查的时候发现 Heat Pump 是在 EM 上。
这个检查他们没有做，只是提到如果必须 EM 才能加热就要
去维修，他们当时没有时间或者没有条件（房间本来温度就高？）
做这个检查。 |

发帖数: 7142 | 4 我没有 Heat Pump， 但是从上下文推测应该是 heat pump 正常
使用放在你调指定的温度上，例如 72 F etc。 EM 应该是全力不停
工作的位置。

由不查下去了，让你自己去找师傅检查，或后果自付。 |

Home Inspector 一般不会单项查特别深入细致的，这种
heat pump 通常也不会单独检查能不能按照设计工作。
很多连 AC 都不查。

及不。。。
另外，请问我能自己检查hp挂了没吗？怎么查请明示啊。。。第一次买房完全搞不懂hp

发帖数: 521 | 12 房子已经买了。这一项没在inspection report的summary里，所以今天有空才看到。。
。卖家当时请人修了summary里关于hvac的几项，我列在这里，大牛们给看看：
21.Central heating and cooling systems were operated, temperature
differences were recorded in the main body of this report and the systems
were run until at least a 3-5 degree change was noted on the controlling
system's thermostat. Emergency heat positions of thermostats if available
were tested. Covers and access panels were not removed. The heating and
cooling systems should be tested, inspected and serviced regularly by a
licensed mechanical contractor. If documentation is not available that this
has been done within the last six months, then we recommend that a licensed
mechanical contractor test, inspect and service the heating and cooling
systems。
22.The cold gas line that runs from the AC unit to the air handler in the
attic has pulled off one of the protective plates over it and is rubbing
metal against metal. The line could be damaged without correction.
23.The condenser is leaning more then normal. This condition can affect
compressor operation, lubrication and places excessive stress on the freon
lines and connections.
26.The air handler in the Attic has the following issues:......
卖家给我们的invoice里写了换了新的air handler。并且address了以下：
21. cleaned and serviced central air
22. resecured protection plate for line set
23. leveled heat pump
26. .....
remark里写的replaced air handler, vacuumed and charged system. charged
system operation. 一共$2500。
