2. Renting vs. Selling
If you can rent your home for more — and you don't mind being a landlord —
you can buy a new home without selling your old one. Look at Craigslist
rentals in your area to get an idea of how much your home could get per
month. Most lenders say that rents have to be at least 25% higher than your
mortgage payment for you to make money because of vacancy, taxes, and
repairs. Multiply the monthly rent by 180 — 15 years worth of rent — and
compare it to the price you could get for your home. If the sale price is
higher than what you can make in rent, it usually makes sense to sell.
基本上说如果15年总租金比现在的销售价格低,最好卖了
说得对不对?

房产税不考虑了?
这个计算好奇怪,180*monthly rent,即使100% equity,也拿不到全部,还要付房产
税。如果现在卖了,拿到现金,也不需要付房产税。这2个怎么比较了?

想太复杂了,反正就是说,租金/房价比例高的,可租,否则不合算。至于是不是15年
租金是个考虑标准,各人可以酌情增减吧。
