发帖数: 900 | 4 Pre-Approval与Pre-Qualification大体上差不多，只不过Pre-Approval审核的层次更
深一些，一般基本都要看pay stub，W2，tax return，check credit，Pre-
Qualification的话一般不check credit，只是大体了解一下工作和财务状况。

Good question. There are “Hard” Inquiries and “Soft” Inquiries. Banks
and Mortgage Companies run Hard Inquiries and yes, that can effect your
credit score. The Soft Inquiries are from companies like Credit Karma and
those do not negatively effect your credit scores. If you have excellent
credit already and typically those who do do not have their credit run that
often so when they do need to, it never effects their score.
In addition, it is not possible to issue a prequalification letter without
running a hard inquiry on your credit report. Because you want to know for
certain that you qualify and not just hope.
Hope is equal to a Soft Credit Pull
Knowing is equal to a Hard Credit Pull |

发帖数: 289 | 9 我自己的情况是减了20，所以不要随便pull。pre-Q就可以，关键是你的经纪和你的出
价以及其它竞争者。谁都知道现在pull的报告随时可以变，qual还是approval都没用。
还有，如果做过pre approval信用记录会有反映，我们就还得写个声明说其实那次
preapproval没申请贷款，你就没必要非preapproval了。
