has 30 day."
My closing date is May 5. Every lender estimates the Daily Interest
Charges at GFE is (4day*daily interest) or (5day*daily interest).
No one quoted me (26day*daily interest) or (27day*daily interest).
So what is the correct Daily Interest Charges for a closing day of May 5?
Is it a strategy they all play at GFE for 4day*daily interest, and then
change to 27day*daily interest at closing? |

可是这些lender没有一个这样给我GFE quote,所以来问。

一部分。如果7号之前close，你应该有option当月开始付房贷，银行退回前几天的利息。

发帖数: 900 | 7 这个不用担心，一切都是因为first payment date不同而产生的这个差异。一般来说，
7号以前close的贷款有一个option是可以要求银行把1-6号（比如8月7号close）的利息
退给你，然后first payment date是9月1号，来付整个8月1号到8月31号的本金和利息
（利息是后付，不像房租是先付）。而如果假设是月中close比如说是8月17号，那么银
行会先收15天的pre-paid interest（纯interest，因为从close那天就开始计利息了）
，first payment date会是10月1日，来付整个9月1日到9月30日的本金和利息。所以说
，两种方法的差别就是15+6等于21天的利息（一个退你6天，一个收你15天），原因就
是银行为怕麻烦统一把payment amortization date定为每个月的一号，而使得你错开
了一个月的first payment date造成的，并不是你的agent在play什么tricks。
