发帖数: 3328 | 2 UCLA附近的房子都价格不菲，而且年代还久远。你或者往北或者往南看，例如culver
city,valley那边。如果你不需要每天去学校,可以住更远，认识的faculty, 学生住
irvine, san gabriel的一大片。

it. I save and it is as follows.
这个问题斑竹应该做个合集放精华区了，我一个人都在这里回答了不下三遍了。ucla附
近好的小学，LAUSD: fairburn, warner, rosecamare, kenter canyon, westwood
charter, overland, clover, mar vista。前两个附近房价巨贵无比，如果只是在ucla
做作普通工作基本不用想耗子了，2bedroom的状态不错的condo要近50万,你可以在
redfin上查查90024，90210， 90211。往北边山里走不太远，rosecamare，也有一些老
房子在80万以下的，不过状态实在很差了。kenter canyon在往偏西北边的brentwood，
也是明星区，偶尔点缀几个破房子不下80万。有点可能的是90025 (westwood charter)
, 90064(overland)，90034(clover,ucla家属区的小孩都在这里上，好多中国小孩),
90066 (mar vista)。这些都是小学，到了中学ucla附近在lausd就没有好学校了，除非
抽签去magnet。santa monica学区的小学和中学高中都不错，就是房价一般人也难以负
担，可以查90401, 90402, 90403，到了90404和90405又便宜一些，学校也稍微差一点
。往南边culver city，学校也还行，有8分以上的。更往南离ucla大约13-15迈的地方
manhattan beach，90266，风景优美，华人众多，学区优秀，房价不低，呵呵。更更往
南的redondo beach, torrance也有些不错的学校，参差不惜。更更更往南的palos
verdes一片海边山区同manhattan beach。更更更更往南岸就不说了，太远了。再往北
边说，距离10迈的encino小学lanai也不错，但还是lausd的，中学不行了。过了101沿
101往西边走，一直到calabasas之前都是lausd的，有几个好的小学，但是中学不行。
到了calabasas，以及更西的地方就是lvusd了，学区很好，夏天很热。另外还有不少在
ucla上班的住在acadia, pasadena， cerritos等解放区，学区也不错的，小孩上中文
学校方便。特别提醒，文中的城市名和邮编对应的小学只是大概，如果要买房的话还是
要自己问问清楚。 |

Buying a house near UCLA is more complicated than you can every imagine. You
are limited by the budget, school district, neighborhood and distance.
Traffic in west LA is atrocious. Once or twice a month, the entire west
side gets locked up. It can take you 2 hours to drive to Culver city from
UCLA. These are my suggestions based on your budget
less than 500 k, condo in Westwood. You can sell it when you have more
financial means and kids are old enough to go to middle school.
500k-800k, You might be able to find a small house (2br, 1400 sqft) in less
desirable part of westwood or a bigger house in Bel Air on Beverly Glen.If
you are willing to drive for more than 1 hour, consider torrence or Santa Clarita.
800k-1M, very awkward range, it is not enough to buy a good house in
westwood but seems too much to consider condo or long driving. I would skip
Culver city, OK schools but not a very good neighborhood.
1M-1.2M, consider brentwood (there are occasionally nice homes in this range
and not too far away) and pacific palisades.
1.2M-1.5M, you have a little bit more freedom than 1M-1.2M but not much. If
your kids are still little, consider a house near century city, where has
always been a sellers market and extremely easy to sell.
1.5M and above, decent homes in Brentwood and entry level homes in Beverly
Hills. All good schools. |

发帖数: 609 | 15 UCLA旁边好的小学还是不少的。问题是在初中和高中。
从初中来说，最近的好初中是Paul Revere Charter （Brentwood).虽然只有8分但是
science 和 math 很强。里面的亚裔分数很高。接下来是Palms. 这个学校虽然是8分不
过主要是劳模和黑人，亚裔的成绩也要差一点。Culver City有同样的问题。
再远一点的就是Santa Monica 和Beverly Hills. Santa Monica和UCLA之间的交通也够
坏的，房子也不便宜。Beverly Hills 有四个学区,分别有四个小学初中合一的学校，
El Rodeo, Beverly Vista，Hawthorne 和Horace Mann, 前三个学区能住的房子至少要
2M，最后一个有1M左右的condo 和少于2M的house。 |

Oak Park
I lived in Culver city before. You should drive to Culver city and all above

I am not too familiar with the north areas. How bad is the traffic?

It only leaves Brentwood Glen and Beverly Hills then for good schools and
relatively short commute. Yuk!
